Property description

Property Reference: 2133678.

The property is situated in the highly desirable St James Village in Gateshead. The house was built as the original show home for this development and comes with a range of extra features not found in the standard version of this house design. The estate has excellent transport links, with easy access the Tyne & Wear Metro (a five-minute walk to the nearest station) and easy road links to the North and South (via the A167 and A1M, and the A19). Newcastle Central Station is two stops away on the Metro, and Newcastle Airport a convenient (and reasonably priced) thirty-minute journey on the same system.

The house is terraced with small front and rear gardens, and shares a communal garden with the other houses and apartments built in this block. The property has both a private garage (18'0" x 9'2") with a parking space in front, meaning two cars can easily be accommodated. Some space in the garage is used as storage by the owner (for tools, a lawnmower, etc.), but there is enough room to easily accommodate most cars. The garage also contains a second fridge / freezer to increase food / drink storage for the tenant.

There is a small, easily maintained garden at the front, with spaces for both the blue recycling bin and green waste bin. A small external porch also provides access to a hose pipe which can be used for watering planters and hanging baskets, or washing the car. The front doors leads to the ground level hallway (with storage for shoes), with doors off to a downstairs toilet, a large dining room and comfortable kitchen. Like all the rooms in the house, the decoration and furnishings are contemporary and stylish. There is also a large cupboard under the stairs which is used for storing the Dyson vacuum cleaner, and assorted cleaning materials etc.

The dining room (17'4" x 8'8") serve as a fourth bedroom if required. If used as an actual dining room, it can hold a large table which can easily accommodate six diners, as well as storage for coats (in a wardrobe), a comfortable sofa bed, and storage space for shoes.

The kitchen (16'3" x 9'8") has a 4 ring ceramic hob, a dual oven cooker (with grill and one fan oven) and a large “American Style" fridge freezer. The kitchen is complete with a large range of pans and kitchen equipment (including microwave, toaster and kettle), as well as a dishwasher and large capacity washing machine. There is a wall mounted television to help keep the chef entertained. Double French windows open out to a small garden which opens out into the communal area. The rear garden is quite the sun trap in the summer.

The first set of stairs leads to a second hallway with access to the lounge (L-shaped 16'3" x 14'3"), and two other rooms used as offices (one large 12'8" x 8'8", one small 7'1" 8 6'2"). The lounge has a two-seater electric reclining sofa with usb ports for charging portable devises, an additional three-seater sofa with matching winged armchair. There is a 40" television. There is remote controlled mood lighting, lots of storage for DVDs/CDs, plus a coffee table and bureau for additional storage.

The large office is often utilised as a third bedroom if required, but can be furnished with two comfortable recliner seats and a large work station. The room also has a Juliet balcony with views across Gateshead and Newcastle (a fantastic vantage point for cheering on the runners in the Great North Run which passes the house each September). The small office has good storage, including a desk which can be extended to increase your work area.

The second set of stairs leads to a third hallway with doors off to a walk in wardrobe (9'10" x 7'4"), the master bedroom (11'3" x 9'0") with en-suite (5'8" x 5'3"), the second bedroom (9'10" x 8'6") and bathroom (6'10" x 6'2"). Both bedrooms have double beds and bedside tables, with a small wardrobe and drawers in the master bedroom and a set of drawers in the second bedroom. The walk-in wardrobe makes excellent use of the space available and can store a very large number of items. The en-suite has a shower, toilet, wash basin and bathroom cabinet, whilst the bathroom has a good sized bath, toilet, wash basin, bathroom cabinet and some storage. On the landing is also a cupboard housing a boiler, which also provides some storage capacity. There is an access point to the attic space, but this is presently used to store the owner's private property and is not available as part of the rental agreement.

Energy saving bulbs are used in the vast majority of light fittings. This property is expected to rent exceptionally easily given the high level of finish, decor and furnishing. We recommend all genuine potential tenants to request an early viewing to avoid disappointment.
