Why you’ll love it:

For many a year, Port Hall has been one of the most desirable areas to live in the city, and the reasons for this are clear. Quiet streets of Victorian terraces sit peacefully tucked away yet are perfectly located to access the city and all its delights on foot. It is also the primary schools which attract people here as they are Ofsted ‘Outstanding’ and there are several high-achieving secondary schools and sixth form colleges within catchment too.

This Victorian house sits mid-terrace with a fresh white façade adorned with the quintessential architectural features of the period. Once inside, it is immediately clear this is a bright and spacious home, and while it has clearly been modernised, the original character of the building has been retained. Above your head, the ceilings are high with classic coving and corbels to decorate, and solid oak flooring runs along the hall and into the reception rooms to the right. Both rooms are generously proportioned and naturally light, with space to socialise, dine and relax. Many people choose to open these rooms to create one larger space, but they work perfectly as two, and this layout offers the option of a fourth bedroom if needed. In each room there is a fabulous original fireplace with wrought iron inserts and original Victorian tiling. They are open to warm them beautifully during the cooler seasons – but it is always advised to get them professionally swept and seen prior to first use. The windows throughout the house have been replaced with double glazed sashes which adds to the peace and warmth from within, and the from the dining room, you can look out to the garden.

A few steps lead down to the kitchen where an original Victorian range sits within an exposed brick chimney breast. This is for decorative purposes only but is a sweet nod towards the original era of the house. The kitchen has plenty of storage and freestanding appliances, but it would be a great space for renovation too, and with the potential to extend into the side return, it would be possible to add considerable value in the long term.

Outside, the garden is surrounded by greenery which gives it plenty of privacy and has space for dining alfresco. It has been paved for easy maintenance but there are some border beds for planting, and a large bike shed has been placed in the side return.

Plush grey carpets lead the way to the first-floor landing and to the bathroom which is directly ahead. The Victoriana theme continues in here with a freestanding, claw-foot bath, and a pedestal and WC which are also in keeping. The original fireplace has been retained, as has the traditional style linen cupboard for your toiletries and towels. Next door, the combination boiler has been placed in a cupboard which also has space for your household items.

Both bedrooms on this floor are sizable doubles with soft carpet underfoot and plenty of period features. To the rear you get the first of the views, while the larger bedroom spans the front of the house. These rooms almost mirror the reception rooms below them and have just as many period features including grand open fireplaces, deep skirting boards and coving. They have space for king size beds and several pieces of bedroom furniture without compromising on floor space.
Up on the second floor, the delightful master bedroom with shower room en suite, has been decorated with the same finish as the lower floors. With double-glazed French doors and a Juliet balcony to the rear, you can enjoy the exquisite views to their fullest. They really come into their own up here, now taking in the Chattri War Memorial tucked into the Downs in the north and the patchwork hills as the roll above the roof and treetops of the city to the east. The views are a joy to wake up to, and sitting below the vast skyscape, they are spectacular on Bonfire Night.

Agent’s thoughts:

This is the perfect house for families, but also for commuters. It is smart and spacious, but still offers some opportunity for modernisation or to put your own stamp on the place. The location is also incredible with Seven Dials, the station and all the schools on your doorstep.

Owner’s secret

“These are great family homes with plenty of space to spread out and all bedrooms are good size doubles. There’s space to entertain, and you cannot beat the location. As a commuter, you can be in London in just over an hour door to door, and there is so much to entertain you nearby including two excellent gastro pubs; Seven Dials cafes and bars; and The Duke of York Cinema down the hill in Preston Circus. The sense of community is incredible within these roads too as the children all know one another from the schools, and each of the roads hold street parties in the summer or within the Exeter Street Community Hall in winter.”
