The site is in the central part of the Guildford urban area, northwest of the town centre. It is situated on Walnut Tree Close, which runs between the central gyratory system to the south and Ladymead retail park and access to the A3 to the north.

The area has been the focus of recent and significant change, with numerous sites at the northern end of Walnut Tree Close being redeveloped for residential and student accommodation. Current footfall to the site is in the region of 7000, with several student and residential developments.
