The closest services are located just 3 km from the property (but the road is only traversable with an off-road vehicle). Other Tuscan cities can be reached easily from the town. The closest airport is in Florence (73km; 1h 10’) and can be reached via the Consuma pass.

Description of the building, state and finishes
The country house (150 sqm – 1,614 sqft, 3 bedrooms and 2 bathrooms) is in good shape and laid over three floors:
- Basement: Two rooms currently used as storages (potentially two independent bedrooms) and a bathroom, all with direct access from outside;
- Ground floor: Entrance into a spacious living room with dining area and fireplace, kitchen, bedroom, bathroom and stairwell;
- First floor: Two communicating bedrooms.

The building is fully off-grid, with no connection to water, electricity and gas from outside sources. The photovoltaic panels of the house ensures a small production of 12V current and require additional power if one wants to actually live at the house for prolonged periods of time. Water supply is ensured by a natural spring inside the property, with two collection tanks (the biggest one is over 2,000 lt in capacity). Gas is not connected as well and for heating the house relies on fireplaces and stoves, fed with wood easily recovered from the surrounding woodland.

The country house, located at an altitude exceeding 1,000 m above sea level, is surrounded by 6.2 hectares (15.3 acres) of land, covered for the most part (5.5 ha) by woodland and chestnut groves. The garden lays all around the building together with a clearing for a total of approximately 7,000 sqm (1.7 ac).
The road leading to the property (roughly 2.5 km) is in good shape for half of its length: From there a 4×4 off-road vehicle is needed to be able to traverse the area and reach the house.
