The house itself was built in 1840 as a “maison de maitre”. But before that, in fact from 1216, a water mill had been on site. The house is around 150 square metres and with the garden and paddock/orchard a total area of just under 5000 square metres. It has been built with a lot of character, witnessed by having rooms in between floors. For example, counting the “cave” as a basement, there are 6 levels. On the ground floor there 2 large rooms, each around 5 metres square, as a living room and kitchen diner. Both have chimney places with wood burning stoves installed. Central heating has been updated with an air source heat pump. The year to April 2024 has resulted in heating costs of just under €1000 for the whole year, that's every day from morning to night. The hot water system is normally powered by a solar panel, installed in April 2023 but there is a second heat pump used at economy rates overnight should ever the need arise. All windows are double glazed with internal wooden shutters on the ground floor, keeping the heat in. Fibre broadband is also installed. The house faces due south at the back. Outside there is a large separate garage about 20 metres away from the house. This is on three levels giving plenty of work space, car storage and other storage. Additionally there is a large open area for parking and turning. There are gardens front and rear with the paddock/orchard to the side of the house. They have been designed to encourage wildlife, especially birds and bees.There is also a covered well which provides water all year and has been tested as drinkable. The river Soulles runs around the boundary to the back garden and paddock. It is mainly a trout river but also has a use for salmon fry coming up the river. The paddock/orchard has apple, plum and fig trees. Paths are cut in and around all green areas to encourage all wildlife
