Property description

Built in 1979, this super villa is an ideal size for a family home or a holiday home. Although in need of some redecoration and some updating, the property is ready for the new owners to move into!

The living space of 139m2 has a very practical layout - and a decked terrace adjacent to the kitchen is ideal for dining alfresco in the garden.

A private drive (shared with a neighbour) leads up to the villa and to a garage of about 24m2, which forms part of the villa's ground floor. Behind the garage is a spacious utility room of about 20m2, a storage area, which would be perfect for a wine cellar, and an internal staircase up to villa's first floor. Part of the ground floor could be transformed into a gym, a games room or a home cinema, if desired.

Outside, steps next to the garage lead up to the villa's front door, which opens into a long entrance hall. To the right of the hall is a superb open-plan main room with a fireplace (with insert), a sitting area and a dining area. French doors open out to a balcony with lovely views of the town and the surrounding countryside.

The kitchen is accessible both from the entrance hall and the dining area in the main room. The kitchen also has French doors out to the garden and a decked terrace for outdoor dining.

Also on this floor is a master bedroom with an en suite bathroom (which is also accessible from the hall), a second bedroom and a separate WC.

The second floor has two spacious bedrooms, two dressing rooms and a shower room. One or both of the dressing rooms could be used as an office/study/library, a small guest bedroom, a nursery, a playroom...

The woodland garden is perfect for children, who will love to play in amongst the mature trees and shrubs. As well as a decked terrace for outdoor dining, there is also a garden shed for storing garden tools and equipment. Should you want to create a summer kitchen and barbecue area, there is ample space behind the villa - and subject to permission, there should be enoughg flat land for installing a swimming pool!

The villa is located just a 10-minute walk away from the centre of Salies-de-Béarn, which has excellent shops, restaurants and amenities, along with a farmers' market every Thursday and Saturday. The town is famous for its healing thermal spas and casino, making it very popular with visitors and "curistes" throughout the year!

If you have children, there are schools for all ages, both in town and further afield. There is a bilingual school nearby in Orthez (French/English), as well as the International School of Béarn in Pau (40 minutes), which follows the English National Curriculum and accepts children of all ages.
