Property description

Nestled On The Edge Of Pamber Forest And Within The Wonderful, Vibrant Community Of Silchester!

The Sellers View
24 Hartleys and me...

When I first moved to Silchester it was because I was looking to recreate my childhood home of a small countryside west country village whilst remaining in my Reading-based office job. I didn’t know anything about the area or all the charms and wonderful community the village holds, but it has been such a delight to live here for the last five-and-a-half years and definitely did its best to make me long to stay forever!

The Calleva Arms is a 5-minute walk from the house and has always been a great, friendly, heart-of-the-community pub hosting events all year round including Summer theatre and the community carols and tree lighting events each Christmas. The food is always great and the atmosphere is always warm and friendly.

The village cricket green has a newly refurbished pavilion, which hosts a lovely pop-up café on Wednesdays and Fridays throughout the year, which I have frequented as many times as I could – they do an excellent hot chocolate.

There is also a cricket team, with an annual cricket match between the Calleva Arms and The Plough from Little London, and local football and running clubs that utilise the pavilion and the green weekly. For the kids, there is a well-appointed and maintained play park in one corner of the green that my daughter absolutely loves, with parking available for ease of use for all the amenities. In the summer there’s the wonderful Silchester Village Fete and Dog Show, followed by a “Silfest” music event.

In every direction from the house there are lovely walking and biking routes through woods, heathland or historic land including the nearby Calleva Roman town and amphitheatre just a mile away. Over lockdown I did my allocated hour’s walk exercise every day and never took the same route twice, which shows just how much there is to go and see in the local area!

There’s a variety of social activities going on, including a really nice market with loads of local stallholders in the village hall on the first Saturday of every month – get there early for the good options at the bakery!

The amateur theatrical society, Silchester Players, puts on 2-4 shows a year to watch or be a part of, as well as a local choir and annual arts showcase. The village hall has a programme of activities from exercise classes to baby and toddler groups and there’s a local Calleva Volunteers group to be involved with maintaining the Roman Walls.

From a family perspective, Hartleys is a great, quiet, no-through-road so is safe from fast cars and the local area offers so much to let the kids go and explore the outdoors. The school (which my neighbours all recommended to me for my little one) is a 10-minute walk from the house and I used an incredible nursery just an 8-minute drive away (Jubilee Day Nursery) but there are other lovely options in Tadley as well.

From a practical perspective, there are two large supermarkets just over 2 miles away in Tadley (Sainsburys and Lidl), which can be walked/cycled to easily from the house. Mendem Motors is nearby as well and I always used them for my car’s mot, servicing and any other work. They offer a pick-up and drop-off service to Hartleys, or it’s just a 30 minute walk, and are a really helpful and friendly bunch.

The neighbours around Hartleys are wonderful people. If ever i’ve needed anything there have been multiple doors i’ve been able to knock on to ask for help – the sense of community was an unexpected bonus and i’m going to be very sorry to leave such a magical home.

The Agents View
Well there isn't much left for me to say! But i'm sure the new owners will love this home for the many reasons the current owner does.

The gas boiler was replaced in March of 2024 and the owner also had the whole roof replaced in Feb 2024, but reused as many of the old tiles as possible from an environmental point of view. This house has been well loved and cared for by the current owner.
