Property description

An attractive ground floor, two-bedroom conversion flat with a share of freehold (and a 900+ year lease), and a large, well-kept communal garden. Located near Crystal Palace Station and Park! Boasting incredibly high ceilings, which provide spacious & voluminous rooms, it also has a high-quality interior and is ready to move straight into!

This beautiful flat offers great space, which is really well distributed throughout the flat; it is also finished to a high standard and boasts a quality kitchen and bathroom, as well as hardwood floors.

The living room is quite an impressive and elegant space; the ceilings are over 3 metres tall, creating volume and a sense of space only really found with this type of Victorian architecture. The original cornicing and window surrounds are intact, which add real character to the room, yet blend well with the modern finish. There’s space for a defined dining area and a lounge space large enough to accommodate a large sofa, or you could install a kitchen island and forgo the dining table if you don’t often entertain.

The living space has a southwest-facing aspect; its large window bay gets fabulous light from late morning to evening, which is ideal for a living space. Although on really hot days, you can deflect the heat with the plantation shutters without darkening the room.

The kitchen has abundant storage and lots of worktop space; there is an integrated dishwasher, oven, microwave, extractor, and fridge freezer. It’s finished well with white metro tiles for the splashback, attractive wooden worktops, and on-trend grey units which complement the tops and floors incredibly well.

Down the hall, at the rear, you will find the two bedrooms. The principal room, like the reception, is impressively sized; it has the same ceiling height as the reception and thus has great volume; this is a notable feature as you can add wardrobes all the way up to the ceiling, creating an incredible amount of storage. There is a large double-glazed window with a pretty view down the long garden, which has a northeastern aspect which will get the morning sun.

The second bedroom is an ideal office, study or guest room; it has useful storage (under the stairs for the flat above) and also has a large double-glazed window with the same view and aspect as the main bedroom.

The bathroom is nicely done; there is a shower over a bath, with nicely contrasting tiles, and the heritage-style fittings are a charming nod to the era of the building. There is also a large airing cupboard, useful for towels, toiletries and the like.

The garden, whilst communal, is so vast that you’ll always find privacy in it. It’s also so long that it will usually always have some part of it in the sun. It’s beautifully kept, and the gardener is included in the service charge, so you won’t have to get involved unless you want to!

Tenure-wise, the flat has a share of freehold, with an accompanying lease of 990 years remaining. The building is self-managed, and so the service charge, works, maintenance, etc, are set by all the owners jointly; this is a huge benefit, as everyone’s views are equally represented. The service charge is currently set at £1800 pa and is paid monthly, and being a share of freehold, there is, of course, no ground rent.

Location-wise, you’ll be hard-pressed to find a more convenient spot. Crystal Palace Station is 0.3 mi away, or a seven-minute walk (according to Google Maps), it’s quicker on the way back as its downhill! Here, you’ll find direct trains to London Bridge, Victoria, and the overground, taking you to Shoreditch and beyond. Anerley Station is also 0.3 mi away, also with a connection on the overground, putting Dalston Junction, Shoreditch, etc, in easy reach, as well as London Bridge and West Croydon.

Just further up Anerley Road, you have a Tesco Express for the essentials, then there’s Café Chic (a stunning Persian Café), whose falafel & halloumi wraps are our favourites, their coffee’s pretty damn good too, and their garden is the spot for an al-fresco brunch or lunch. Next door to Chic, there’s a Bob Wines and a few other incredible places you’ll love living next door to, such as the beloved (and newly enlarged!) Chatsworth Bakehouse, where locals queue for Sian & Tom’s insanely good sandwiches, focaccia, brownies & pizzas. Then there’s a more recent and very welcome addition to the neighbourhood in the Crystal Palace Wine Club. This intimate but quality wine bar is thankfully only a two-minute walk away, which you’ll undoubtedly appreciate at the end of the night!

Crystal Palace Park is just next to the station (0.3 mi away from the flat), offering 200 acres of listed parkland; it is host to many music and cultural events throughout the year and is loved for its boating lake, concert bowl, national sports centre and of course, its Dinosaurs! It is also worth mentioning the food market held here every Sunday, in the southeast corner of the park (near Brown & Green), which is an absolute foodie’s delight and well worth the short stroll; most vendors take cards too, so it’s easy to waddle away feeling quite contented with a stash of goodies for the week ahead!

Slightly further up the hill is our much loved “Triangle” where you can find the best gastropubs, coffee shops, vintage furniture & clothes shops, art galleries, an everyman cinema and of course the much loved Haynes Lane food market, you wouldn’t ever need to leave the Triangle, it has everything, and thankfully it’s largely independent!
