Property description

Guide price £170,000 to £180,000
This ideal first time buy or investment opportunity offers well-presented accommodation to include a 20' lounge/kitchen/dining room with feature fire place, double bedroom & generous bathroom. Additionally the property benefits from a utility cupboard & modern electric heating. Offered to the market with no onward chain. Er-e

The Property As you enter the house from the passageway, you walk into the welcomed appearance of the front room. Warm and cozy but not claustrophobic, there is an electric style wood burner within the purpose built fireplace, of which if you wanted to make an open chimney with multifuel burner would be possible, but at the present time it is boarded off. There is plenty of room for a seating area to watch television and also to dine at table and chairs for ease of meals. The kitchen is functional and although compact, has lots of cupboard space with a cooker, fridge, freezer compartment and microwave facility. The floor coverings are almost new along with the decor. As you ascend to the first floor you come to the landing, of which is quite spacious. The heating system is within the cupboard, which also accommodates more storage and room for a washing machine. The house has loft access from the large bathroom, which has had a fully renewed roof less than a year ago and is insulated. The bathroom with newly installed down lights, electric shower and bath as an alternative has all and more you could want for your personal needs. The bedroom is a spacious double, accommodating lots of electric outlets. The whole house has fully glazed windows and door. The house is believed to have been in position since the 1800s but could be much older. It is a cob house which is unique in style as it has over two feet of wall thickness . It is a house that in the summer time is cool and in winter warm, which will keep the heating bills down. Fully tested electric heating and hot water system along with the whole house holding a safety certificate, maintained and serviced regularly. The furniture could be included if you so desired.

The Location North Tawton has a lot of history . It appears in the Doomsday book. 20 years after the Battle of Hastings William the conqueror commissioned his men to record his lands and content, North Tawton being one of those records. The many farms within the parish are also mentioned. In medieval times everyone was provided for by the manor, augmented by the monasteries and private charities even in those times, when Henry VIII dissolved the monasteries the village became governed by the vestry, which was built in market street in the early 1850s. Romans crossed the River Taw at what is now Newland Mill, a little outside the present town, and established a succession of military camps there over the years. The Roman fort is believed to have had the name Nemetostatio, meaning "The road-station of the sacred groves", and may have been located on the site of an ancient druidic sanctuary. It covered an area of roughly 600 ft (185m) east-west by 390 ft (120m), and was located adjoining the Roman road between Isca Dumnoniorum (Exeter) and Okehampton. In addition, the site of a temporary marching camp has been identified half a mile to the north. By the time of the Domesday survey (1086), there were six farm / manor holdings in what is now North Tawton Parish, including that of Tawton which was the forerunner of the town we know today. St Peter's Church is first recorded in 1257. Only the tower of the present building dates from that time, with the rest being mostly 14th and 15th century. The tower is on the west and is topped by an oak-shingled spire. There are two aisles with granite arcades and a number of old benchends. North Tawton was already a market town by the end of the 12th century. Agriculture and the wool industry provided the chief sources of employment for many centuries, but the former has much declined as a source of employment and the latter has gone altogether, the last town wool mill closing in 1930. A lot of the mills have been transformed into housing but there is one mill that is still original, unfortunately, having caught fire reasonably recently. The railway came to North Tawton in 1865. North Tawton railway station (now closed) lies a mile or two outside the town on the line from Exeter to Okehampton which continued on to Plymouth and Cornwall. It closed to through passenger traffic in 1968, although a shuttle service between Okehampton and Exeter continued until 1972. The latter recommenced in 2021 but with no intermediate stops between Crediton and Okehampton. Bathe Pool, a grassy hollow near North Tawton, is said to fill with water at times of national crisis. In present day, there is a variety of services and shops within the town, all within easy distance from Hollowmoor cottage. There is a pizza, kebab, burger takeaway, a pharmacy, Dentists, Post office, Local spar shop, award winning fish and chip shop, Town hall with various classes and events happening within it, merry go round preloved shop, church and grounds for worship, and also lots and lots of history, and then there is Dartmoor and Exmoor.
