We have lived here in Derwent Road for 20 years and have very much enjoyed our time here. Lovely neighbour's either side who have also lived here 20+ years! We love the convenience of everything, with a 'Good' Ofsted rated school just a stones throw away, its the perfect place for a family. We also have the benefit of Thatcham Nature Reserve just over the road with great outdoor space and just a short walk to the Kennet and Avon canal which is great for walkers and just 45 minutes walk to Newbury town centre. We've always made use of the convenient 15 minute walk to Thatcham town centre, for the doctors, dentist, Waitrose and restaurants. Over all, we've found this a great, safe place to live and bring up a family.

This house would make a great first purchase, especially for younger families who want something to grow into.

The current owners have made some very clever changes to the layout of this home over the years. They've removed the hallway between the kitchen and internal garage wall, plus taken some of the garage and changed it into a dining room. They have completely changed this space into a functional, family friendly area. Upstairs they repositioned the wall between bedroom two and three, meaning bedroom three is now a double room, and you really don't feel like you've lost much of bedroom two either as its still a great size double.

If you have a fair few vehicles to park, this house wont let you down. The driveway is massive and can easily accommodate four average size cars. You may not need all this parking now, but its future proofed for when the kids start learning to drive!

I love the decking area off of the living doors. As the garden is west facing, its a bit of a sun trap in the afternoon and a great place to sit and enjoy the sun while the kids play in the garden. There is also a great size workshop at the end of the garden for the budding DIYer, or it can be used as general shed storage if you'd prefer.

The Area View

Derwent Road is just under a mile to the West of Thatcham town centre, and you could be there in a 23 minute walk and benefit from all it has to offer. Its a great little market town with a Waitrose, Costa and many independant shops, restaurants, pubs and amenities. The Nature discovery Centre is only a 5 minute walk away, excellent for taking the kids to the park or dog for a long walk around the lake. My kids love feeding the ducks there at the weekend! The Kennet & Avon canal isn't far either and provides tranquil walks along the water towards Reading or Newbury, plus theres some great pubs for food or drinks along its banks, giving you a great options to aim for on a Sunday walk with the family.

If commuting is important to you, its worth knowing that Thatcham train station is just under 2 miles away and has a direct link to London Paddington. The A4 is only a few minutes drive away and gives you great connectivity to Reading or Newbury (and the towns and villages in between) by car. Junction 13 of the M4 motorway is 6 miles away and offers a convenient way to commute to London or the West.
