This is a fantastic opportunity to acquire a development site with the benefit of outline planning permission (Ref.43/23/0056) for up to 200 dwellings situated on the northern edge of this popular Somerset town. The Promoter has reserved phosphate credits through wci which have been allocated to this development and the credits are being acquired by the Promoter. Wellington


This historic market town is situated just 7 miles southwest of Taunton on the old A38, near the border with Devon which runs along the Blackdown Hills (aonb) to the south of the town, it is also within close proximity to Exmoor National Park to the northwest. There are great communication links with the M5 J26 just a couple of miles to the east & J27 just 9 miles along the old A38 to the southwest. There is also a main railway line running along the northern edge of the town, with a new station due to be constructed adjacent to this development site, with the new access road being constructed as part of the development of this site. The previous railway station for the town on the Bristol and Exeter Railway ran from 1843 to 1964. The town itself is a vibrant old market town with a wealth of shops, pubs, restaurants and cafés, plus a unique 1930's cinema which was recently restored. It also has primary schools, Court Fields School (secondary school), Wellington School (public school), sports centres, many active sporting clubs, a restored Edwardian landscaped gardens, medical centre, community hospital, business parks, supermarkets, etc...

Certain information relating to Wessex Water Assets, National Grid info & Wayleave agreement and consent is contained within the Planning & Technical pack, however, all interested parties must make and rely upon their own enquiries of the relevant utility companies in relation to the servicing of the site.

Easements and relevant rights will be retained by the sellers to connect/upgrade, etc... For the commercial element of the site in the future. We also understand that there is a requirement for a surface water connection point to the drainage lagoons for the future use of the railway station, with specified run-off rates.
