Vendor suited

A larger than average three double bedroom semi-detached character house which spans over 1,230 sq ft. This well presented family home is perfectly located on a quiet road and yet within a five minute walk of the high street of Haywards Heath. The property comprises in short of; three double bedrooms (one could be a study), bathroom, double aspect living room with working open fireplace, multi-functional dining room/family room/playroom/office, fully fitted re-furbished kitchen/dining/family room with integrated appliances and bi-fold doors opening onto the private rear garden, downstairs cloakroom, private rear garden and private off road driveway providing parking for four vehicles.

The House

The house is entered to the side and through the front door into the hallway. Straight infront is a useful storage area for shoes and coats and the stairs to the first floor. To the left of the front door is the living room. This is a wonderfully bright room being double aspect facing the front and the side. The windows have fitted wooden plantation shutters, and the room itself has a working open fireplace and character picture rails.

To the right of the front door is the dining room which could also be used as a family room, playroom or even an office. It has a large window to the side, wooden flooring and a generous under stairs storage cupboard. Through from this room leads you into the Kitchen/Dining/Family Room. This room has been extended and re-furbished by my clients to a high standard and comprises of; worktops, one and a half bowl inset sink with mixer tap, a range of shaker style wall and base units including deep pan drawers and a large multi shelf panty cupboard, integrated oven, integrated four ring gas hob with cooker hood above, integrated microwave, integrated washing machine, and space for a freestanding American fridge/freezer. The kitchen area has a window to the side and light grey flooring. The dining area has the continuation of the light grey flooring, and is large enough to accommodate a variety of dining room furniture. This space also has high quality bi-fold doors which concertina the entire width of the room opening out on the rear garden, whilst allowing a large amount of natural light into this space. There is a door from the kitchen into the downstairs cloakroom which has a frosted window to the side, a wash hand basin and a WC. This completes the ground floor accommodation.

Stairs rise up from the hallway to the first floor where three double bedroom and the family bathroom can be found. Bedroom one measures 15ft x 12ft and is double aspect with a bay window which faces the front and the other window facing the side. The room has a pretty feature fireplace with blue tiles surrounding the hearth, and is large enough for a big double bed and a variety of freestanding bedroom furniture.

There is a door on the landing which leads to an inner landing where Bedrooms two and three can be found. Bedroom two is a good sized double with a window facing the side. Bedroom 3 measures 14ft x 8ft and can actually accommodate a double bed with room for freestanding furniture. This makes for a unique proposition where all three bedrooms in this semi detached home are all double bedrooms. This completes the first floor accommodation.

Agents Note

The loft is part boarded and insulted. There is a large enough loft space with sufficient head height that it could be converted to create another bedroom and bathroom (subject to necessary planning).

The Outside

To the front there is a block paved driveway which provides off road private parking for four vehicles. This is rare to find so much private parking and yet be so close to the centre of the town.

There is a wooden gate which leads into the side section of the rear garden. There is a dark grey Indian sandstone paving interspersed with light grey stone chipping borders. This is a perfect space for bins, storage units etc. The main part of the rear garden is again formed of the same dark grey Indian sandstone paving which create a stylish modern patio. This area is large enough to place a variety of outside furniture which make this a wonderful space to relax and enjoy in the warmer months. This patio and garden seamlessly links to the kitchen /dining /family room when the bi-fold doors are open which creates the feeling of the outside coming inside. Also in the garden, the light grey stone chippings this time replace what would normally be a small lawned area creating a low maintenance stylish centrepiece to the garden. There is a timber sleeper border with low maintenance shrubs in and a useful wooden storage shed. There is outside power and an outside water tap in the garden aswell.

The Area

From Gower Road, the main high street of Haywards Heath is only a five minute walk. The Broadway with its bars and restaurants is only a ten minute walk from the property, and the mainline train station is about a twenty minute walk. Even though Gower Road is so central in the town, the road doesn’t carry much traffic, so is actually a relatively quiet road in comparison with most other roads.

Haywards Heath is a thriving commuter town in Mid Sussex, with a range of High Street and independent shops, bars, independent and chain restaurants, schools, parks, library, leisure centre and major brand supermarkets including Marks & Spencers, Sainsburys and Waitrose. Haywards Heath is neighboured by attractive villages including Lindfield and Cuckfield both with popular High Streets and the South Downs National Park is also close by.

There are four main primary schools within walking distance of the house, and the local area is well served by a number of other schools including Oathall Community College and Warden Park in Cuckfield. Oathall secondary school is about a 25 minute walk from the house. There are also a number of private schools in the local area including Great Walstead, Handcross Park and Cumnor House Preparatory schools together with Ardingly and Hurstpierpoint Colleges, Worth and Burgess Hill Girls. These and some of the County's other excellent schools including Brighton College, Roedean, Lancing College and Bedes all run a school bus service with pick up points close by. There is a sixth form college in Haywards Heath as well.

Further comprehensive shopping and entertainment is found at Lewes (11 miles), Brighton (15 miles) and Crawley (14 miles). The area offers excellent transport links; Haywards Heath mainline railway station offers fast and frequent commuter services to London Bridge/Victoria/St. Pancras International, journey time from 42 minutes. The A23 lies just over 5 miles to the west providing a direct route to the motorway network with the M25 (junction 7) being only 26 miles away. Gatwick Airport is just over 13 miles to the north, the cosmopolitan city of Brighton and the coast is 15 miles to the south.

The town and its surrounding villages offer a range of leisure activities at youth and adult levels, including football, rugby, cricket, dance and local theatre. There are golf courses at Haywards Heath, Lindfield, Ditchling, Piltdown, Royal Ashdown, and many other courses across the county. There is horse racing at Goodwood, Lingfield and Plumpton, and sailing at Ardingly reservoir and the coast. The surrounding area is exceptionally beautiful with the South Downs and Ashdown Forest national parks and numerous historic and picturesque villages close by. There are many footpaths and bridle paths across the South Downs and surrounding countryside providing plenty of countryside walks, as well as riding on Ashdown Forest by permit. The National Trust Gardens of Wakehurst Place and Nymans are both a short distance from the town. The Bluebell Railway (7 miles away) runs steam locomotive journeys on its 11 mile line between Sheffield Park and East Grinstead and is a popular local attraction.

The town has two hotels being The Birch Hotel and a newly opened 78 bedroom Premier Inn. Nearby spa and country house hotels include Ockenden Manor, Alexander House, Gravetye Manor and South Lodge. Lewes and the City of Brighton and Hove offer theatres, cinemas, shopping and restaurants, and there is the world renowned Opera House at Glyndebourne.

Come and have a look around this wonderful three bedroom semi detached home on Gower Road, and you will see its potential as a wonderful family home that has the potential to serve a growing family not only now but for many years to come. Modern life is always changing - this home can change with you, and give you the perfect balance of a thriving town and all its conveniences, along with countryside living, both well and truly on your doorstep
