A truly enchanting end terrace, three bedroom grade II listed period cottage. Offered for sale in pristine order throughout, having been considerately refurbished retaining period features by the present owners. Truly a home to aspire too, cosy and comfortable with well balanced accommodation found over four levels, all displaying a wealth of charm and considerable character.

66 Denton Road is believed to have been constructed circa 1790 as a then Coach House, later grade listed in February of 1993, . Built of traditional 'rendered' brick elevations, with feature cast stone (colour washed) window mullions, all under a deep pitched clay tiled roof, with Dormer windows inset to both front and rear.

The well balanced accommodation that is tastefully presented, has been thoroughly refurbished throughout, the extensive schedule of work has included:
Kitchen with beautifully crafted 'hand built' base kitchen cupboards, surmounted by broad oak work surfaces, with porcelain Belfast sink inset. Integrated washer/dryer along with Smeg 5 ring gas range cooker with multi ovens. Hand built pantry cupboard with stable door to garden. Re plastered (lime) walls throughout, electrical specification overhauled and re wired, restored and redecorated fireplaces, chimney flu checked and tested. Floorboards exposed, sanded and treated. The external chimney breast has been re pointed, all facias and guttering renewed with the dormer windows to the rear elevation having been re tiled. All external windows to the rear elevation have been replaced with hand made frames.

From the hallway, stairs decscend to a valuable basement, ideal as a workspace, recreational space or a utility area. With brick floor, colour washed walls, radiator and window for natural light and ventilation.

At first floor level the landing has a window with aspect towards St Leonards church. The family bathroom is accessed off the landing via the third bedroom, has a fitted airing cupboard housing the gas fired boiler supplying central heating and domestic hot water. Bedroom two is a true feature, with a cast iron fireplace and a window with aspect as that of the landing. Stairs ascend up to the second floor principal bedroom. This being an expansive double bedroom with dual aspect, incorporating views of the downs on the horizon. Exposed floorboards and feature exposed brickwork add to the innate charm of this fine room. Trap hatch to roof void.

Outside: The elevated front garden is approached via two steps with red brick pathway. Laid to a circular expanse of lawn. Surrounded by established borders stocked with flower and shrubs including a thriving ‘Fatsia Juponica’.

To the gable end is a concrete ‘stepped’ pathway with dwarf brick retaining wall, leading to a wrought iron gate that provides access to the enchanting walled rear garden. Affording a high degree of privacy, predominantly laid to lawn, mature well stocked herbaceous border, broad paved sun terrace with elevated timber and part glazed summer house. Outside garden tap.
