Property description

Approached from a country lane on the outskirts of Llangammarch Wells, Pennive occupies an elevated position over the village, and enjoys a gated driveway from a council maintained road, and a driveway leads from here up to the single garage, allowing parking for a couple of vehicles in front. The front door is protected from the elements by a canopy porch, and this gives access into the entrance hallway, which in turn leads on to the accommodation.

An L-shaped reception room, measuring 7.06 x 3.98m offers ample space for dining and relaxing, as well as having large windows to two aspects, flooding the room with natural light. From the dining area, double doors open into the 4.81 x 2.47m kitchen, which overlooks the rear garden and has access to said garden, as well as a door back to the entrance hallway. There is plenty of space for food preparation and cooking, and the views to the rear make washing up less of a chore!

The accommodation continues from the entrance hallway, and there are three good-sized bedrooms, all doubles. The largest of the bedrooms measures 3.67 x 3.36m, and the smallest 3.56 x 2.62m. All the bedrooms offer pleasant views, two over the front garden, and one the rear. The internal accommodation is completed by a family shower room, enjoying a suite of corner shower, low flush WC and pedestal wash hand basin.

Externally, the property has the benefit of the aforementioned parking and driveway, whilst the front garden is level, and laid mainly to lawn. There are mature, hedged borders, and a pleasant bit of space to either side of the bungalow, which lead around to a further, large rear garden. The rear garden is again, laid mainly to lawn, and boasts a pleasant outlook over adjoining farmland.

N.B. Any sale agreed is subject to Probate being granted, which has been applied for.

The Alexandra Hall in the village has many activities such as Tai Chi, coffee morning, short bowls, Toddlers group, etc. Only four miles away is ‘Britain’s smallest town’ Llanwrtyd Wells which straddles the A483 between Llandovery and Builth Wells and is located near the pass between the Tywi and Irfon valleys. Llanwrtyd Wells grew as a spa town around the Ffynnon Ddrewllyd, which still exists, following the discovery of waters with healing properties in 1732. The town is the site of both the World Bog Snorkelling Championships and the annual Man versus Horse Marathon, as well as other annual events. The market town of Builth Wells is a short drive of around eight miles away, located at the heart of beautiful Mid-Wales. Builth has a range of amenities and facilities including Primary and Secondary Schools, a cinema, leisure centre, cricket, rugby, football and golf clubs. It is also home to the internationally famous Royal Welsh Show which is the largest agricultural show in Europe. The town has good transport links, is on a bus route between Cardiff and North Wales and is also served by Builth Road Railway Station on the Heart of Wales Line. Situated within the Wye Valley, an area of natural beauty and close to the Elan Valley at Rhayader, it is well-known as a walker’s paradise whilst the Red Kite feeding centre at Gigrin Farm offers a truly unique experience to see the rare and magnificent birds on a daily basis.
