Set on the Charles Church side of the popular Edmund Park development, this lovely home offers flexible accommodation that would suit a young family, first time buyers wanting room for a home office or someone looking to downsize but who still wants plenty of space.

What the owner loves about the house: 'What attracted me to this house was the spacious rooms and layout which has a light and airy feel for a modern 3 bed house. The back garden is a lovely suntrap in the afternoon into the early evening in the summer with it being westerly facing. Living in Edmund Park is a delight with a community feel and with it being on the edge of Frome it has the feel of being out in the country with lots of countryside around'

The front door leads into a hallway with understairs storage and WC and a spacious and light lounge with windows to the front off it. With generous proportions there is more than enough room for that big corner sofa you've had your eye on so you can create the perfect space for relaxation after a busy day or when the children have gone to bed. At the back is the fantastic 23 foot kitchen/diner, which extends the whole width of the house, giving you a great family and entertaining space. With contemporary cream gloss units, complemented by a double oven, gas hob and integrated fridge freezer, washing machine and dishwasher, it has everything you could possibly need. Doors out into the garden from the kitchen mean muddy boots or paws are no problem.

The garden is low maintenance with a great sized patio, perfect for barbeques in the summer and being in a slightly elevated position, it gets the sun until the evening. A gate leads from the end of the garden out to the single garage and driveway.

Upstairs is a well proportioned principle bedroom with fitted light oak coloured wardrobes. It also has an ensuite with a double width shower and window to bring in plenty of natural light - perfect for getting ready in the morning. Bedroom 2 is another good sized double with windows overlooking the garden which is currently being used as a home office. Bedroom 3 is a large single which would be an ideal child's bedroom. A contemporary family bathroom with a hand shower completes the upstairs accommodation.

This really is a fantastic home just waiting for a new owner and is ready to move into. The current owner has kept the neutral colour palette so it is perfect for stamping your own mark on it. It has all the energy saving benefits of a new home such as double glazing and top spec insulation so you can save up to £3000 in energy costs compared to a similar sized older home and the EPC rating of B means it qualifies for a Green Mortgage too. First time buyers will pay no stamp duty and the remaining 4 years of the NHBC warranty give you peace of mind. Book your viewing soon!

The local area

Edmund Park is a popular development on the eastern side of Frome with an Asda superstore and petrol station within walking distance - although you may want to take your car if you need petrol! It has cycle paths, a children’s play area and easy access to the surrounding countryside for walking and cycling. It borders the River Frome and there are plans underway to create a picnic area on the river bank. There is a community space which is used for a variety of pop up events throughout the year and a bridge which will link the development to the train station on the other side of the river is planned.

At the entrance to Edmund Park is a wildlife sanctuary which is home to our resident beaver and otter population and in the Spring you can join the Toad Patrol, helping the baby toads and froglets safely across the road to the other side.

A lovely walk along the river Frome and through Rodden Meadow will take you right into the centre of the town in 15 to 20 minutes and the Rye Bakery, which sells the best cardamon buns in the Western Hemisphere is less than 10 minutes' walk. It is also right by the station so I should probably mention that too. Check out the interactive 'Key Facts for Buyers' (Virtual Tour 2) for everything you want to know about the local area.

Frome is a popular Somerset town which is regularly voted one of the best places to live in the South West. It is home to a very creative community of writers, artists and musicians with the music venue, The Cheese and Grain, having previous hosted a surprise gig by the Foo Fighters as well as Paul McCartney's pre-Glastonbury gig last year. It offers a variety of high street names and a large selection of independent shops and cafes, particularly on the iconic Catherine Hill. The town hosts a very popular independent market held on the first Sunday of every month between March and December and an Arts Festival in July. Frome was one of the first places in the country to have a Community Fridge where residents and shop owners can donate excess food to the community to prevent food waste and also set up the first Share Shop where you can borrow anything from a highchair to a garden strimmer for a small fee. There is a leisure centre with pool, several theatres, a train station with good links to London, Cardiff, Dorset and Devon and whatever your hobby or passion there is bound to be a club or society which will welcome you.
