From Newton Abbot, proceed in a north westerly direction to the Penn inn roundabout and take the 2nd exit onto Shaldon road. Continue along this road for approximately 2 miles and then bear right. After approximately 0.4 miles, turn sharp left signposted ‘Coombe Cellars’ as the road splits. Proceed along this road for roughly 200 yards and keep left whereby you will arrive at Coombe Cellars car park.

Parking is suggested here. The entrance gate to the land can be found after approximately 80 metres along the public footpath which proceeds to the southwest of the car park.

The Linhay and land is situated in the hamlet of Combeinteignhead, on the north boundary just west of the village of Shaldon, which lies at the mouth of the River Teign Estuary in South Devon.

The nearest town of Teignmouth is situated approximately 3.5 miles to the north-east while Newton Abbot is approximately 3.4 miles to the west. The A380 dual carriageway expressway, connecting to the M5 motorway and national road network, is situated approximately 3 miles to the north-west.

Walking distance to the Combe Cellars Inn, a uniquely situated Gastro Pub.

The marsh to the South of the property is owned and managed by the Devon Wildlife Trust. There is no public access to any part of the marsh, however the Linhay owners have right of access along specific pathways across dwt land.

Description

The Linhay & land comprises a detached stone and timber frame building used as a Bird Hide, standing in a total of some 1.43 acres (0.58 hectares) in all as outlined in red on the site plan.

Situated outside of the South Devon National Landscape (formerly known as the South Devon aonb), the land is predominantly level marshland with wide views across the River Teign Estuary and across the Coombe Marsh.

The land has been used as the name suggests for bird/wildlife watching and conservation/ lifestyle purposes. The Bird Hide offers the potential for alternative uses (subject to obtaining the necessary planning consents).

The Hide is constructed of part- stone, part-oak frame under a slate roof and larch side cladding. The upper doors, windows and shutters are hardwood. Referring to the floor plan below, the building has a gross internal floor area of approximately 678 square feet (62.9 square metres) over two floors.

Planning consent was granted on 14 February 2014 for the ‘Conversion of stone linhay including first floor extension for use as an implement store and wildlife hide’ - application number 14/00361 and further amendment 14/00361/AMD1 to add external balcony.

Consisting of a ground floor storage area with concrete floor and first floor to include a balcony, bathroom and reception room to include a storage balcony with ladder access.

The owners have opted to construct the Bird Hide to a high-quality standard with full insulation. The observation windows have hinged double glazing with external shutters to provide warmth and security. An air source heat pump provides economical instant heat. There are under-sink water heaters and an electric shower.

Included in the sale and housed within the storage area is a range of ground maintenance equipment, a full list of which is available on request from the agents.

Access

The land is accessed via a public footpath. The current owners park in the Coombe Cellars pub car park (although there are no formal rights for parking here) and then proceed by foot for approximately 80 metres to enter the land via the wooden entrance gate to the land.

Method of sale

Tenders must be submitted to 62 Fore Street, Kingsbridge TQ7 1PP in an envelope clearly marked The Linhay & Land, Combeinteignhead’.

Buyers who wish to submit a tender will be required to sign a legal contract, available from the solicitor acting for the seller (see Legal Pack below) and provide a deposit of 10% of their offer price, as their tender.

If either of these two component parts are not submitted, their tender risks being declined.

Moreover, the successful purchaser will be liable to pay the sum of £1,500 + VAT as an administration fee in addition to their tender.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 21 days later, as set out in the contract contained in the legal pack.
