Property description

Please quote ref MJ084 when booking your personal tour.

Set at the bottom of a cul-de-sac on the popular Edmund Park development on the eastern side of Frome and close to beautiful countryside, this well designed 3 bed detached house is immaculately presented and ready to move into. Offering a very spacious master bedroom with ensuite, 2 further bedrooms, a lovely kitchen/diner with utility room and large comfortable lounge with patio doors into the garden this is the perfect home for first time buyers, young families or downsizers who don't want to sacrifice space.

What the owners say about their home: 'We love the layout and the practicality, it has everything that we need whilst having a homely feel. We love the light in the house especially in the summer evenings. The close proximity to the town centre is really handy and having the wildlife reserve just down the road is lovely.'

The front door leads into a hallway with doors off into the kitchen and lounge and stairs to the first floor. The kitchen is stunning, with contemporary cream units and laminate worktops with black composite sink and is the perfect mixture of practicality and style. The stylish copper-coloured brick tile splashback really lifts the kitchen from the average to the extra special and with lots of worktop space even the keenest cook will not be disappointed. The breakfast bar provides space to grab a quick coffee with friends and a generous dining area, with windows on two sides is a wonderfully light space for entertaining or for family meals. Off the kitchen is a utility room with lots of extra storage space, a modern combi boiler, a door to the garden and the downstairs cloakroom. The generous storage in the kitchen and utility is supplemented by a sizeable corner cupboard behind the kitchen door.

Across the hall is a beautiful light and airy lounge painted in a lovely charcoal grey colour and stretching to over 18 feet. This is a perfect place to chill out in the evening and watch the latest TV drama or relax with friends. In the summer, with the patio doors open and a nice chilled glass of wine, its a lovely cool space to watch the sunset.

The principal bedroom really has to be seen to be appreciated with a spacious sleeping area complemented by a dressing area and a spacious ensuite shower room with double width shower. Two windows flood the bedroom with natural light and even the ensuite has a window, ideal for getting ready in the morning. Its no surprise the owners love all the light in their gorgeous home.

The second bedroom is another well proportioned room with two windows and plenty of room for your furniture. With the family bathroom next door it is an ideal layout for when friends come to stay or for a growing family. The last bedroom is currently used as a dressing room but would equally make a great space for remote working or a good sized single bedroom.

Outside is a nice sized garden with plenty of room for the children to play but not so big you need to be a slave to it. Mainly lawned, it still offers lots of opportunities for those with green fingers to create a beautiful outdoor space. At the end of the garden is a gate to the single garage and driveway parking.

The house is only 6 years old so still has the benefit of the remainder of the NHBC 10 year warranty. It is currently offered as a leasehold property but the new owner has the option to buy the freehold from the developer for £2000 after completion. Please speak to the agent for further information.

Homes as lovely as this don't come along every day so make sure you don't miss out and book your personal tour as soon as possible.

Important Information on Anti-Money Laundering Checks

We are required by law to conduct Anti-Money Laundering checks on all parties involved in the sale or purchase of a property. We take the responsibility of this seriously in line with hmrc guidance in ensuring the accuracy and continuous monitoring of these checks. Our partner, Move Butler, will carry out the initial checks on our behalf. They will contact you and where possible, a biometric check will be sent to you electronically only once your offer has been accepted.

As an applicant, you will be charged a non-refundable fee of £30 (inclusive of VAT) per buyer for these checks. The fee covers data collection, manual checking, and monitoring. You will need to pay this amount directly to Move Butler and complete all Anti-Money Laundering checks before your offer can be formally accepted.

You will also be required to provide evidence of how you intend to finance your purchase prior to formal acceptance of any offer.

The Local Area

Edmund Park is a popular development on the eastern side of Frome with an Asda superstore and petrol station within walking distance - although you may want to take your car if you need petrol! It has cycle paths, a children’s play area and easy access to the surrounding countryside for walking and cycling. It borders the River Frome and there are plans underway to create a picnic area on the river bank. There is a community space which is used for a variety of pop up events throughout the year and a bridge which will link the development to the train station on the other side of the river is planned.

At the entrance to Edmund Park is a wildlife sanctuary which is home to our resident beaver and otter population. A lovely walk along the river Frome and through Rodden Meadow will take you right into the centre of the town in 15 to 20 minutes and the Rye Bakery, which sells the best cardamon buns in the Western Hemisphere is less than 10 minutes' walk. Its also right by the station so I should probably mention that too. Check out the interactive 'Key Facts for Buyers' (Virtual Tour 2) for everything you want to know about the local area.

Frome is a popular Somerset town which is regularly voted one of the best places to live in the South West. It is home to a very creative community of writers, artists and musicians with the music venue, The Cheese and Grain, having previous hosted a surprise gig by the Foo Fighters as well as Paul McCartney's pre-Glastonbury gig last year. It offers a variety of high street names and a large selection of independent shops and cafes, particularly on the iconic Catherine Hill. The town hosts a very popular independent market held on the first Sunday of every month between March and December and an Arts Festival in July. Frome was one of the first places in the country to have a Community Fridge where residents and shop owners can donate excess food to the community to prevent food waste and also set up the first Share Shop where you can borrow anything from a highchair to a garden strimmer for a small fee. There is a leisure centre with pool, several theatres, a train station with good links to London, Cardiff, Dorset and Devon and whatever your hobby or passion there is bound to be a club or society which will welcome you.
