Property description

A rare opportunity to buy a large tract of land which has been held in the same family for the last 100 years in the largely unspoilt landscape of the Upper Towy Valley.

Extending in all to approximately 241 acres. The land sits in one block with the Doethie River forming its eastern and northern boundary. The majority of the land is enclosed mountain comprising upland plateau lying between 350 and 400 metres above sea level which falls away to steep wooded slopes above the Doethie and Upper Towy Rivers. Situation

The land is situated approximately 9 miles north of Rhandirmwyn in the heart of the Cambrian Mountains opposite the famous Twm Sion Cati Cave. The land is accessible from the minor council road which passes up the Doethie valley. A location plan is enclosed with these particulars.

Lot 1

The land (edged red) extends to 228 acres of enclosed mountain and woodland in one enclosure together with a single roadside pasture enclosure. Previously used for sheep grazing, the land has recently been left ungrazed allowing the land to develop a diverse and rich amount of wildlife, fauna and flora in this remote and unspoilt landscape. The level upland plateau contains craggy heathland over peat bogs. The wooded slopes contain many areas of ancient woodland including sessile oak and during the 1940's provided refuge to some of the last breeding pairs of red kites in the country. Two watercourses begin close to each other on the high plateau and tumble down hill to form part of the western boundaries of the land on both southern and northern wooded slopes. The single roadside enclosure comprises a well sheltered field of gently sloping clean pasture land which could be used for agricultural, amenity or equestrian use (subject to any necessary planning consent).

Lot 2

The land (shaded pink) extends to approximately 6.87 acres of gently sloping and flat clean valley bottom pasture fronting the Doethie River. The land is divided into two enclosures and benefits from trackway access along its length with the first of three gateways a short distance from the minor council road. Enclosures are well fenced with a strong natural water supply from a stream on its northern boundary and the Doethie River.

Lot 3

The land (shaded yellow) extends to 6.43 acres of wooded slopes lying beside a 1000 metre stretch of the Doethie River with its various waterfalls and pools popular with visitors to the area. Fronting a minor council road the land provides easy access to this wonderful stretch of river and its confluence and merger with the Tywi River. The land again boasts a diverse and rich amount of wildlife, fauna and flora in this remote and unspoilt landscape.
