Property Description

The home welcomes you with a brick-paved driveway, providing ample off-road parking for multiple vehicles. Adjacent to the drive is a low-maintenance front garden, featuring a neat lawn bordered by mature shrubbery. A composite door, sheltered by a stylish canopy, opens into a warm and inviting entrance hall. Here, you’ll find a ground floor WC with modern tiled flooring and a convenient under-stair storage cupboard, perfect for stowing away everyday essentials.

The family lounge is a bright and spacious retreat, decorated in modern, neutral tones that create a calming atmosphere. With plenty of room for your choice of lounge furniture and multiple TV points strategically placed around the room, you can easily tailor the space to suit your preferences.

Moving through to the heart of the home, the open-plan kitchen and dining room is well-proportioned and stylishly appointed with contemporary tiled flooring. The kitchen is fitted with shaker-style base units, finished with brushed steel handles, and topped with a sleek worktop that extends into matching upstands. The space is as functional as it is beautiful, with built-in shelving, a large larder cupboard for extra storage, and integrated appliances, including a Zanussi electric oven, four-ring gas hob with extractor hood, a recently installed dishwasher, and an integrated fridge freezer. For added convenience, a utility cupboard is neatly tucked away, offering plumbing and power for your washing and drying appliances.

Double doors from the dining area lead out to a generously sized rear garden. The current owners have extended the patio, creating an ideal space for outdoor furniture and a potential garden shed. The garden also features a lawned section, perfect for children's play, and is bordered by timber fencing, ensuring security and privacy. Mature shrubs towards the rear of the garden add a splash of colour, making this outdoor space a delightful retreat.

Ascending the staircase, which is bathed in natural light from the landing window, you’ll find a large airing cupboard, perfect for storing linens and housing the central heating boiler. There’s also access to the loft space from the landing, offering the potential for additional storage options.

The primary bedroom is plenty spacious, with ample room for a double or king-size bed flanked by bedside tables, complete with power points on either side. Mirrored fitted wardrobes provide generous storage, and the part-tiled ensuite bathroom offers a rainfall showerhead with a separate handheld diverter encased in a glass screen, a hand wash basin, a WC, and a chrome heated towel rail. The bedroom enjoys stunning views of the woodland and rolling hills beyond, offering a serene start to each morning.

The second bedroom is a well-sized double, featuring fitted wardrobes and a pleasant view of the rear garden. The third bedroom is larger than expected and is currently used as a home office. However, this versatile room can easily be transformed back into a comfortable single bedroom with space for additional furniture.

The family bathroom, with its contemporary design and stylish part-tiled walls, completes the upstairs accommodation. It includes a fitted bath with an overhead shower, a hand wash basin, a WC, and a chrome heated towel rail.

This property benefits from gas central heating, operating on a zonal system that allows for separate temperature control between the upstairs and downstairs areas, and is double-glazed throughout.

Situated on the highly popular Bron Y Castell estate, this home enjoys a prime location on the outskirts of Abergele. The town centre, with its wide range of shops, gastro pubs, cafes, and other local amenities, is just a short drive away. Excellent schools, Abergele Golf Club, scenic walking paths, the award-winning Pensarn Beach, and easy access to the A55 for commuting along the North Wales Coast, are all within proximity, making this the ideal home for those seeking convenience and tranquillity.

Abergele

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
