The property was built in 1896 includes a detached barn which was originally a stable and tack room positioned to the side of a paddock, the latter now being part of a huge lawn that spans the full length and width of the plot with mature shrubbery, trees and flower beds to the borders and in between.

Within the stable and tack room is the original blue brick flooring. Power is supplied and these two rooms offer so much potential for conversion, office space, playrooms and many other uses.

Approaching from the front, a waist-height brick wall surrounds the front garden and a gated block-paved path leads to the front entrance porch. Lawn is laid at both sides of the path with gravel edging. There is a passage to the left of the house. Ground Floor

Entering from the front of the house, guests arrive in a porch hallway that has plenty of room for removing coats and shoes. The porch has double-glazed windows at both sides and it’s worth noting that all exterior windows and doors are double-glazed. The Victoriana staircase leading up to the first floor is immediately ahead with doors off to two reception rooms on either side, just before the start of the staircase.

These two reception rooms are the sitting room to the right and main lounge to the left with both having front facing windows. The lounge is opened out at the rear where it connects with the larger dining room, making a total of three reception rooms. The sitting room has gorgeous parquet flooring laid underfoot and an open fireplace that makes this room lovely and snug, particularly in the winter months. The lounge and dining room are carpeted and there is another chimney breast with decorative fireplace mounted to the front. This fireplace was originally open but now has an attracted gas fire. The third bedroom has access to a part-converted loft space that has a ladder to enter. There is a Velux skylight installed in the loft that, on a clear day, has a far reaching view of Lichfield Cathedral.

Transport links

Pingle Lane is located just north of the centre of Hammerwich. Commuting is made easy either travelling through Hammerwich to reach the A5 at Muckley Corner, or via the A5190 to the east of Burntwood. In all these make for routine journeys to Lichfield, Tamworth, Cannock, Walsall and many other Midlands destinations.

The best Train Stations are located in Lichfield. These are Lichfield City and Lichfield Trent Valley. Both lead to Birmingham New Street with the latter having split-level platforms to also provide services via the West Coast Main Line leading to London Euston and Liverpool Lime Street. The closest station is in Shenstone which is on the Cross City Line from Lichfield to Birmingham New Street, via Sutton Coldfield.

The nearest active bus stops to the property are around a 10-minute walk away on the A5190 Lichfield Road. These provide regular services to Lichfield, Cannock, and Walsall.



Schools & amenities

According to the Staffordshire Schools website, the catchment schools are Ridgeway Primary Academy which is less than a mile walk and Erasmus Darwin Academy which is 1.5 miles away. Both schools have attained the rating of Good (2) from Ofsted in their latest assessments (correct as of August 2024). Although we have taken the time to research this information, it is recommended that parents make their own enquiries.

The nearest town to Hammerwich is Burntwood which has a shopping centre as well as a Morrisons Supermarket. Closer to home is the Swan Island which features convenience stores, takeaway outlets, and other local businesses. For a more thorough shop, the property is a 10-minute drive from Lichfield city centre and a 20-minute drive from Cannock town centre where there is also the McArthurGlen Designer Outlet.

There are plenty of local walks around Hammerwich including the fields opposite the front of the house. On the north side of Burntwood is Gentleshaw Common, which itself borders Cannock Chase; designated an area of outstanding natural beauty (aonb). Cannock Chase is ideal for walking, cycling and many other activities. On the South-West of Burntwood is Chasewater Country Park which is, again, ideal for walking, cycling and has a large reservoir for water sports. Burntwood also has a large sports and leisure centre.
