Property description

Two semi-detached bungalows in a prime position with spectacular, uninterrupted, estuary and coastal views.

Description
High Winds and Meadville are a pair of semi-detached bungalows in an enviable position with a fabulous outlook across the River Ugie Estuary to the Craigewan Links golf course and the sandy coastline. The properties were built by the seller’s late father Thomas S Buchan in 1964 who also developed the surrounding properties. This is the first time the bungalows have been offered for sale since construction. Built of harled brick with pink granite facing under a red tiled roof the properties are in good order throughout. High Winds, number 8, is the larger of the two properties with spacious living areas and four bedrooms, one with an en-suite. Meadville also has generous living spaces and has two bedrooms. The properties are surrounded by mature gardens with a drive and single garage for each property. There is huge scope for someone wishing to create one substantial family home or use the second property for multi-generational living or a holiday let business, (subject to the relevant planning consents and/or licences). Both properties have developable attic space, subject to consent.

It is the sellers preference to sell the property as a whole but may consider offers for the individual properties.

High Winds:
High Winds is approached along a tarred drive. A paved path leads to the solid wood front door with glazed panels either side. The vestibule has a glazed inner door which opens to the hall.

The sitting room is generously proportioned with a panoramic window allowing enjoyment of the spectacular views. A gas fire is a fine focal point and the room is configured (open plan) to incorporate a large dining area. A door connects to the kitchen which has an extensive range of fitted floor and wall units. Integrated appliances include a Hotpoint electric hob, oven and microwave and a Miele dishwasher. There is ample space for dining around the central island. A large window overlooks the back garden.

A back hall from the kitchen leads to a useful snug/sun room with French doors and an outlook to the back garden. Off the back hall is an airing cupboard, a cloakroom, a side door to outside and a Ramsay ladder which accesses the spacious lined loft space.

The main entrance hall leads past a recently upgraded shower room with a large walk in shower and a vanity dresser. A glazed inner door leads to the four bedrooms, two to the front and two to the rear. The principal bedroom overlooks the front of the property and the coastal view and has a range of fitted bedroom furniture including wardrobes, drawers and a dressing table. Bedroom 2 also has a front aspect and has a range of fitted furniture together with an en-suite shower room. The two bedrooms at the rear each have a wash basin and one has fitted bedroom furniture.

Meadville:
Meadville is approached along a private, tarred drive which is lined with a privet hedge. The solid wood front door leads to a vestibule. A glazed inner door opens to a T shaped hall which has a coat cupboard with hanging and shelf space.

The square proportioned sitting room has panoramic windows framing the lovely view and has a gas fireplace. The room opens out to incorporate a dining area. A door from the dining arealeads to a dining kitchen which has a U shaped range of fitted floor and wall units around a large window allowing plenty of natural light. Integrated appliances include an Indesit electric hob, oven and dishwasher. There is a pantry cupboard off the kitchen and a door from the kitchen leads to the sun room at the rear of the property which has a lovely outlook over, and side door to, the back garden. A Ramsay ladder in the sun room allows access to the large loft space.

There are two generously proportioned bedrooms to the rear, each with hanging cupboard space.

The shower room was re-fitted in 2024 and has a large shower and wash basin unit.

Garden:
The front gardens of both bungalows are mostly lawn with a shrub border. The private, south facing rear gardens are also mostly lawn with floral and shrub borders. The rear gardens are separated by a low wall and mature hedge though there is easy access between the two along a path adjacent to the property.

Garages & Outbuildings:
Both properties have integral single garages.
There is an outbuilding of brick construction in the back garden of High Winds.

Location
High Winds and Meadville are in a prime position on a quiet residential road on the northerly edge of Peterhead. The outlook to the Craigewan sandy beach and links golf course is superb. Also visible from the property is the oldest building in Peterhead, the Salmon Smoke House, which dates from 1585. The Collieburn Path which follows the banks of the River Ugie is a lovely walk from the property. Peterhead is a historic coastal fishing town and the largest settlement in Aberdeenshire after Aberdeen itself, with a population of over 19,000. The town has a range of amenities including a variety of shops, supermarkets, restaurants, hotels, sporting facilities and a community centre. It also has good bus links to Aberdeen city and surrounding areas together with a Park & Ride facility at nearby Ellon which is popular with commuters. In addition, there is a range of primary schools and Peterhead Academy provides secondary schooling.
