Property description

This spacious 705 sq ft maisonette offers generous living space and ample storage, conveniently located just moments from Caledonian Road Station.

Arranged over three levels, with its own private entrance, the property begins with an entrance hall leading to the first floor, where you'll find a bright and airy reception and dining area, perfect for socialising. Adjacent to the dining area is a modern, fully fitted open plan kitchen that boasts views of St David's Church. This floor also includes multiple large storage areas, ensuring the space remains neat and organised.

On the second floor, you'll discover a well-appointed bathroom, a sizable storage cupboard, and a comfortable double bedroom that offers more storage than you could ever need.

With its Easterly aspect, the property enjoys beautiful morning sunlight while staying cool during hot summer afternoons. The estate provides secure bike storage, and residents can apply for a parking permit.

Transport connections are excellent, with Caledonian Road Station (Piccadilly Line) and Highbury and Islington Station (Victoria Line, National Rail & Overground) nearby, along with numerous bus routes at your doorstep. The area is also home to several green spaces, including St. Mary Magdalene Garden and Highbury Fields, and boasts fantastic local amenities, from award-winning gastro pubs in Barnsbury to the charming independent shops, cafes, and restaurants of Upper Street.

Some words from the owner:

What do you love about your home?
Our flat is intelligently designed, making it very easy to live in, and it has never felt cramped for a couple (even during covid!). We love how the multiple floors make it feel more like a home, with each level having a great flow. The open-plan kitchen, dining, and living areas are perfect for hosting friends and provide a cozy spot to relax after meals. It was important to us that this flat could accommodate a large dining table — now also ideal for working from home. There has been thoughtful attention to natural light, with windows on both sides and a glass-pane internal door, to enhance the airy and bright feel. And finally, we reckon it's hard to find a better 1-bed flat in London to stay uncluttered because of all the storage here!

Why are you selling?
We're selling as we're upgrading to somewhere bigger with a garden. Getting a dog is on the horizon!

What do you love about the area?
We love how this corner of Islington offers the rare combination of incredible transport options, whilst still being quiet and within walking distance to experience the village feel of Highbury, Barnsbury and Canonbury. And of course, all of Islington is a short cycle from so many highlights such as Stoke Newington, Hampstead Heath and the Regent's Canal.

You can walk briskly to Caledonian Road station in 4 minutes, and to Highbury and Islington station in 9 minutes. I have walked to work in Kings Cross, Holborn, Clerkenwell, Barbican and Old Street (lots of different offices!) over the last 5 years which felt like a fantastic way to experience London.

Our favourite local walk is to Highbury Fields, which offers fantastic green space, and can be coupled with a swim at the local pool, a coffee at Profile, or some shopping at La Fromagerie and Da Mario. Another favourite is a short walk to The Draper's Arms which offers one of the best lunches in North London. Overall we have too many favourite amenities to list!
