Property Description

Paved steps lead to a contemporary composite door with a glazed window, sheltered by a stylish canopy. This opens into an internal porch, where a second glazed door welcomes you into an inviting hallway adorned with oak flooring. The hallway offers access to the loft, which is predominantly boarded, and features a useful storage cupboard housing the boiler.

The vendors have creatively reconfigured the property’s original layout, positioning the lounge at the rear. This versatile room, decorated in neutral tones, features a convenient storage cupboard and sliding doors that open onto the rear extension. Alternatively, this space could serve as an additional bedroom.

The primary bedroom, now situated at the front of the property, is bathed in natural light from a bay window, offering picturesque woodland views. Ample storage is provided by a range of timber-effect fitted wardrobes with plenty of clothes rails and shelving.

The second bedroom is a well-proportioned double room, featuring mirrored fitted wardrobes and serene woodland views.

The bathroom exudes modern charm, with contemporary tiles and tiled flooring. High gloss wall-mounted units, downlighting framing a vanity mirror, and a combined sink and WC unit with additional storage options create a luxurious feel. A chrome heated towel rail and a spacious glass shower cubicle with a rainfall showerhead and separate handheld diverter complete the space.

The kitchen boasts hardwood Shaker-style units, elevated by a stylish granite worktop and complemented by a tiled splashback. Integrated appliances include an electric oven and a five-ring gas hob, with ample under-counter space for a freestanding fridge and a slimline dishwasher.

Flowing from the kitchen, a large rear extension creates a versatile open-plan living/dining area. Illuminated by multiple Velux windows and featuring stylish tiled flooring, this space is warm and cosy, thanks to a thoughtfully installed multi-fuel burner. Additional countertop space with plumbing for a washing appliance and an extra under-counter fridge enhances functionality.

A PVC conservatory with a blue-tinted glass roof extends from the rear extension, adding an additional reception area and providing access to the side garden and single garage.

The low-maintenance rear garden is accessible via paved steps from the extension. Here, you can enjoy plenty of sunshine throughout the day, from early morning to evening. The garden is bordered with timber fencing for privacy and can be adorned with potted plants to add vibrancy and colour.

The single garage, fitted with a new tiled roof, currently serves as a workshop with numerous power sockets but can easily be transformed back into a standard garage. In front of the garage, there is extensive off-road parking for multiple vehicles, including space for a leisure vehicle.

Since taking ownership, the vendors have spared no expense in creating a stylish, functional home ready for immediate occupancy. Some of the improvements include a new roof and garage roof, a rear extension, the addition of a conservatory, new soffits and fascia boards, and a new central heating system.

Abergele

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
