Location
This stone-built country home straddles the fringes of the welcoming village of Llangrove. The idyllic setting offers plenty of local amenities, including a Church of England primary school, which carries an 'Outstanding' rating from siams and a 'Good' grade from Ofsted. There is also a popular country pub, Royal Arms, which regularly earns rave reviews online for good food, excellent beer and a welcoming atmosphere. The village hall hosts a variety of activities and there is a neighbouring play park plus a self-service vending machine, The Great Trewen Milk Shed, which provides fresh, gently pasteurised whole milk along with a small range of groceries such as fresh eggs, cakes, butter and cheese.
Even more amenities, including another 'Outstanding' primary school, a well-stocked village shop-cum-coffee shop and a reputable mot centre, can be found in the neighbouring village of Whitchurch two miles away.
Llangrove is equidistant between the historic market towns of Ross-on-Wye and Monmouth, which fringe the Wye Valley Area of Outstanding Natural Beauty. The spectacular setting of Symonds Yat, which is one of the most well-known landscapes within the aonb, is a short drive (around ten minutes) from Llangrove. This location is famed for its phenomenal river scenery, woodland expanses and limestone cliffs. There are several riverside pubs and restaurants which are exceedingly popular with residents and tourists alike and a wide range of outdoor pursuits; walking, cycling, canoeing and wild swimming, are easily accessible.
The village of Llangrove is also within easy reach of excellent transport links. Two miles away, motorists can join the A40; the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds whereas the westbound route heads towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye nine miles away, giving good access to the M5.
More comprehensive facilities can be found further afield in the cathedral cities of Hereford, Worcester and Gloucester and the Regency Spa town of Cheltenham.

The home at a glance
The Elms is set off a country lane and an expansive driveway gives ample room to park and manoeuvre several vehicles. The front garden sets a sublime introductory scene; a manicured level lawn flows around a vibrant variety of blooms and, come spring, a lilac wisteria climbs up the house, further adding to its beauty.
The main entrance leads into a reception porch which gives plenty of space to remove muddy boots and coats after time spent enjoying the rural surroundings.
Beyond here, there is a spacious reception hall. An attractive leafy mural further enhances the delightful early impression, and the ground floor of the property flows very well.
To the right-hand side, there is a beautifully bright triple-aspect sitting room, an area which is complete with a stone fireplace housing a wood-burning stove; a staple of country life.
A sunroom offers another light-streamed reception room; plenty of sunlight cascades through two aspects and Velux windows. An exposed timbered wall fortifies the charming character of the country home, and the space currently serves as a substantial formal dining room. It is worth noting that a set of French doors leads out to a patio, which offers a peaceful spot for alfresco dining.
The handsome fitted kitchen, sourced from Howdens, includes base-and-wall-mounted shaker-style units, granite worktops and various integrated appliances, such as a dishwasher and a fridge/freezer. There is also a freestanding Britannia range cooker and a 1 + 1/2 sink with a pull-out mixer tap overlooking the boundless countryside beyond the front garden.
The ground floor of the property also includes several storage cupboards, a cloakroom and a utility room, which features shaker units, an integrated under-counter fridge, a recently-fitted Worcester combi-boiler, and space and plumbing for both a washing machine and a tumble dryer.
A staircase in the reception hall leads to the first floor. Of the four bedrooms, the master suite is positioned in a separate section of the home, overlooking the rear garden and adjoining paddocks. There is a large built-in wardrobe plus an en-suite shower room which features a large walk-in dual-headed shower, a basin, a WC and a heated towel rail.
Of the other bedrooms, two face north and showcase an enchanting vista of rolling farmland, with Garway Hill and the Malvern Hills standing in the far distance. The fourth bedroom, which may also suit as a quiet home office, overlooks the rear garden.
There is a fully tiled bathroom, which has a freestanding bath with a dual-headed shower, a WC, a countertop vanity unit and a heated towel rail.
Outside, the manicured rear garden is brimming with a verdant variety of flowers, shrubs and ornamental plants, which border a level lawn. In one corner, there is a former fruit and vegetable patch with a greenhouse.
In terms of outbuildings, there is a timber garage with a separate storeroom, and this has light and power. At the far end of the garden, a labyrinth of roses masks a former stable which now serves as a sizeable workshop and, like the garage, this is equipped with light and a power supply.
The Elms also has two paddocks, each of which are over one-third of an acre in size. There is gated access to both and a perimeter fence surrounding each one.
