Property Description

As you approach the property, the immediate curb appeal is striking, with eye-catching composite window shutters and a low-maintenance slate-chipped garden framed by a brick border. Flanking the garden is paved off-road parking for multiple vehicles, leading to a single garage equipped with power.

A UPVC double glazed door opens into a cosy inner porch, where a timber glazed door guides you into the L-shaped hallway. Here, you’ll find a useful storage cupboard and access to the loft, which is accessible via a pulldown ladder, insulated, mostly boarded, and fitted with lighting.

The spacious lounge exudes warmth, featuring coved ceilings, dado rails, and an ornate timber fireplace framing an electric fire with a coal effect. The large window offers a stunning view of the serene Coed Y Gopa woodland.

The kitchen boasts a mix of high gloss wall and base-mounted units, complemented by a tiled splashback. Integrated appliances include an electric oven and hob, while there is ample space for a freestanding washing machine, tumble dryer, fridge freezer, and an additional under-counter fridge.

A standout feature of this bungalow is the rear extension off the kitchen, creating an additional reception room. This versatile space can be used as a second lounge or dining room, perfect for relaxing or entertaining guests.

The primary bedroom offers generous space for a king-size bed with bedside cabinets, complemented by a range of semi-fitted wardrobes to cater to all your storage needs.

The second bedroom is also a well-proportioned double room, featuring similar semi-fitted wardrobes for ample storage.

The primary bathroom has been adapted to create a walk-in wet room, boasting a fully tiled design, an electric shower, a floating sink, and a WC.

Steps lead from the rear extension to the vibrant and colourful rear garden, showcasing a wide range of flowers and mature shrubs. This low-maintenance garden features a mix of concrete paving and paving stones, bordered by timber fencing for added privacy and security. Additionally, there is a charming timber summer house that can be used as a potting shed.

Ideally situated just moments from Abergele town centre via convenient walkways, this prime location offers easy access to local shops, charming gastro pubs, cosy cafes, and a variety of other amenities. For golf enthusiasts, Abergele Golf Club is just a short drive away.

The No. 12 bus route runs through the town centre, providing seamless connections from Rhyl to Llandudno, making local travel easy and efficient. Additionally, the A55 is just a few minutes' drive away, offering excellent connectivity for those commuting along the North Wales Coast.

Abergele

Abergele is a small market town, situated on the North Wales Coast between the holiday resorts of Colwyn Bay and Rhyl, in the Conwy County Borough. Its northern suburb of Pensarn lies on the Irish Sea coast and is known for its beach, where it is claimed by some that a ghost ship has been sighted. Abergele and Pensarn railway station serves both resorts.

Abergele lies just off the A55 and is well known for Gwrych Castle. The town is surrounded by woodland covered hillsides, which contain caves where you can find the rare Lesser Horseshoe Bat. The highest hill is Moelfre Isaf (1040 ft) to the south of the town. There are also outstanding views from Cefn-yr-Ogof, Tower Hill and Castell Cawr (known locally as Tan-y-Gopa). Castell Cawr is an Iron age hillfort, one of several in the area.

Abergele (including Pensarn) has a population of around 10,000 and is part of the Abergele/Rhyl/Prestatyn urban area with a population of 64,000. Approximately 29% of Abergele has a significant knowledge of Welsh. The town also has satellite villages such as Saint George, Betws yn Rhos, Rhyd-y-foel, Belgrano, Llanddulas and Llanfair Talhaiarn.
