situation & description

This is an extremely rare opportunity to be able to purchase a unique, modern dwelling with acreage on the foothills of south Dartmoor within Dartmoor National Park in a peaceful rural location, yet close to facilities.

Rock Park was built approximately 20 years ago for the current owners. Constructed of Canadian cedar wood, this type of construction is common in the Canadian backwoods but almost unheard of in the UK. Providing a high degree of insulation with its double glazing and loft insulation, Rock Park is a cosy, modern cottage of great character and charm.

The property comprises a large kitchen/dining room off which is a double aspect living room with a verandah and views across the Mardle valley. There are 3 bedrooms in the main part of the property, the main one having a walk-in cupboard with en suite potential. There is a family bathroom and WC. At the far end of the building and accessed either from the Hall or separately from outside is an annexe comprising utility room/potential second kitchen, a cloakroom with room for a small shower and guest bedroom.

Outside, the 3 original fields have been subdivided to provided grazing paddocks. Totalling around 7.5 acres, these fields range from fairly level to slightly sloping and are set to pasture. They have been grazed by sheep more recently. The views across the Mardle valley are delightful . An excellent range of outbuildings include a large livery barn which was constructed for former racehourse stabling and which measures approximately 75 feet by 36 feet and a further wood stable block with 3 loose boxes. There are further, smaller sheds on the land.

Rock Park is set back from a relatively little used unclassified county road approximately three quarters of a mile fairly level walk from the small, moorland town of Buckfastleigh. Buckfastleigh has a good range of local shops and facilities and is by-passed by the A.38 Expressway which brings both Exeter and Plymouth to within 35-40 minutes’ drive. The historic town of Totnes is only 8 miles distant and the market town of Newton Abbot is around 9 miles away. Some of the most beautiful parts of Dartmoor are on the doorstep and there is excellent riding in the immediate vicinity.
