Property description

A short walk from the shores of Aldwick Beach, this three-bedroom mid-century house is filled with an excellent quality of coastal light. Its generous living spaces orientate towards a south-facing rear garden with a handful of spaces to sit, relax and entertain. Aldwick Place is brilliantly placed for exploring the South Coast and is a short drive from Bognor Regis Station, from which trains run to London in just under two hours.

The Tour

Hung tiles, brick and plaster characterise the façade, working with mature palm trees to bring an easygoing, desert modernism feel to this part of West Sussex. There is a wide driveway in front, with space for several cars.

The front door sits beneath a canopy redolent of its 1960s origins. Entry is to a generous hallway, where the hardwood floorboards that run throughout begin. The sitting room is at the back of the plan, with large, sliding doors to the conservatory beyond. Exceptionally bright, there are tiles underfoot and double-aspect glazed doors to the external terrace.

The large open-plan kitchen and dining room sits adjacent. The latter section is at the front, exceptionally well-lit by a tall, almost floor-to-ceiling window. An easy flow between the dining and kitchen areas creates a sociable atmosphere. In the kitchen, u-shaped cabinetry is finished in a glossy white and houses integrated appliances by AEG.

In authentic mid-century fashion, a well-maintained open-tread wooden staircase ascends to the first floor, where three bedrooms lie. The principal bedroom has glazed French doors to the front that encourage a lovely quality of light into the room. An en suite bathroom adjoins, with a walk-in shower and a private high-level window. The second and third bedrooms are also generous doubles and have plenty of storage in built-in wardrobes, and a smart family bathroom on this level finished in neutral shades with a bathtub with a shower above. There is also planning permission in place for the creation of a fourth bedroom. Proposed on the first floor level, extending over the existing entrance hall, reference: Aw/210/22/hh

Outdoor Space

The house is a part of the Aldwick Place Estate; built in the 1960s, it demonstrates the mid-century belief in shared outdoor space, with pockets of greenery dotted in between houses. There is also a private, residents-only access point to the beach.

Closer to home, the front and rear gardens are immaculate. The latter is largely left to lawn but has several well-crafted seating areas, including a large terrace that abuts the conservatory and an area paved with Cotswold stone slabs. Raised beds with potted evergreen plants border the length of the garden. There is a beach hut, used as garden storage, to one corner, and a timber-clad, electrically wired outdoor studio currently used as a gym, but apt for use as a home study in the other.

Upstairs, from the main bedroom, is access to a front roof terrace along the house's front aspect. There is also a garage that can be accessed from the internal plan. It has an ev charging point, as well as an electrically operated door and space for white goods.

The Area

Situated in the seaside village of Aldwick, the house is a six-minute walk from the main shingle beach and its quaint beach huts. Quieter than the neighbouring Bognor Regis, Aldwick has plenty of amenities, including local shops and places to get coffee.

Under a 20-minute drive away is Chichester, a small cathedral city with a rich history and a vibrant cultural scene which most notably incorporates the renowned Festival Theatre and Pallant House Gallery. It has an excellent range of shops, good restaurants and other services. Other attractions nearby include Goodwood (where there is a sculpture park, racecourse and festivals throughout the year) and the South Down Area of Outstanding Natural Beauty.

There are excellent schooling options in the area, including the Ofsted-rated “Good” Rose Green Junior School, a four-minute drive from the house, and The Regis Secondary School which is around six minutes away.

The nearest train station is Bognor Regis; a six-minute drive away, it provides direct services to London Victoria in around two hours and to Gatwick Airport in an hour and 10 minutes. Chichester's train station is a 20-minute drive from the house and runs trains to London in 90-minute services. Portsmouth is around 24 miles to the west, while Gatwick Airport is approximately an hour and 10 minutes by car.
