Property description

This handsome four-bedroom Victorian townhouse in Crystal Palace has been beautifully redecorated with the building's period character in mind. The soothing palette used across its four floors is interspersed with moments of colour, pattern and texture. Replete with original features and with a private courtyard garden, the house is perfectly positioned to enjoy the surrounding area.

The Tour

Sitting at the peak of Gipsy Hill, with its striking uninterrupted views across the city of London, the townhouse has a handsome traditional façade of London stock brick and sandstone. There are two entrances, one from the street and one from the lower ground floor level. The former opens to the main hallway, where walnut floorboards run underfoot and the rear of the front door is picked out in a vibrant red.

A dual-aspect living room lies adjacent, with a wide doorway and plenty of space for entertaining and relaxing. Large sash windows allow natural light to fill through the space, which also has two striking fireplaces and built-in shelving nestled in the alcoves.

Descending the stairs past the handy WC, the kitchen and dining room sit on the lower ground floor with walls painted a warm Setting Plaster by Farrow and Ball. A soft, calming palette has been utilised to make this a cosy, inviting space. There is a large marble-topped island which houses the hob and plenty of storage. White cabinetry cabinetry has a sleek, modern aesthetic, while the fireplace inlet has a built-in wine rack. Bert and May tiles run underfoot, warmed through underfloor heating, with bifold doors which open onto the paved courtyard. On this level, there are also multiple cupboards for storage, as well as external stores at the front of the plan.

The first floor is given over entirely to the main bedroom, en suite bathroom and walk-in wardrobe. Decorated in Farrow and Ball's Oval Blue the bedroom has original cornicing and double doors to the bathroom, where a red freestanding bath sits under a sash window. Grey slabs ground the space, which also has a walk-in shower.

Three further bedrooms are positioned on the second floor with generous sash windows. A neutrally finished bathroom with a bath and a shower is shared between the three.

Outside Space

Bifolding doors open out from the kitchen to a courtyard garden. Wholly private and not overlooked, the space has whitewashed walls that bounce natural light around the space. It has room for a table and chairs as well as some creatively potted plants.

The Area

Situated one road over from the sought-after ‘Crystal Palace Triangle’, the area is well known for its pubs and restaurants such as The Alma and The White Hart, the very popular Palazzo and the weekly Crystal Palace Food Market. The area also has a plethora of antiques and independent shops such as homeware store Elkins and the Everyman Cinema.

There are numerous green spaces including Westow Park and a playground nearby. Crystal Palace Park is a seven-minute walk away and is a robust example of Victorian park design. As well as the location for the railway station, there are also the famous dinosaur sculptures and views across towards Greenwich and the Queen Elizabeth II bridge.

There are several good schools in the area including Rockmount Primary School which was rated “Outstanding” by Ofsted and Paxton Primary School which is a six-minute walk away. Harris City Academy Crystal Palace is also an “Outstanding” secondary school, as well as a number of independent schools in the area.

Crystal Palace Station runs services to Victoria and London Bridge up to six times an hour. Canary Wharf is around 24 minutes away, via Canada Water Overground services taking 19 minutes. Thameslink services from Gipsy Hill run to London Bridge and Victoria in 26 and 30 minutes respectively.
