Why did you buy this property?

Location primarily - the proximity to various transport options for work and good schools. Other than that, we wanted a garden as we were previously in a flat, and needed 3+ bedrooms. We fell in love with the period features, good sized rooms and really liked the open kitchen/dining room with the natural light. As a bonus, we wanted end of terrace in case we had annoying neighbours on both sides... (luckily, we have very nice neighbours!)

Can you share any knowledge that only a local resident would know?

Telegraph Hill Café does banging karaoke nights!

How is the internet speed in the property?

It's the superfast one from BT (up to 1GB). As far as we're aware, it doesn’t get any faster than this, and we have a separate connection for the outhouse.

What is your typical commute to work? How long does it take?

We both work right by London Bridge station so we are very fortunate that the commute takes 25 minutes door to door, with multiple routes home in case one line fails (plus it's not too far in case tfl has a meltdown and we need to hail a cab to make it back for school pickup!)

On the days we work from home, Richard works from the coach house, while I work in the kitchen.

What are the best transport links locally and how long does it take to get to key landmarks?

Queens Road Peckham - 12 min walk for us for the Overground and National Rail to London Bridge gets you everywhere. You can easily take the Overground to Whitechapel then Elizabeth line to Heathrow/Paddington to head West; or the other direction on the Overground to Clapham Junction/South-West. Similarly you can walk a bit further to New Cross Gate (16 mins) or New Cross Station (25 mins) for 2 separate London Bridge links - but we often cheat and hop on a bus as we are lazy!)

Nunhead - 10 min walk - from there you can get to Kent, Victoria, Blackfriars, King's Cross, Luton airport even at some times.

The house is also an 8 minute walk to bus stops that have multiple routes going East, West and Central. One of the buses even goes all the way to Marylebone and back.

How are your neighbours?

They're very friendly, and fun-loving; they are a family of 4 (parents in mid 40s working in academia plus 2 daughters aged 8 & 12). We babysit for them and vice versa, and they're very knowledgeable about the local area.

What's your opinion of the best local schools?

We send our son to Edmund Waller which is rated ofsted 'good' but we love it. It has the largest outdoor play area for a primary state school in se London and very importantly the back gate is just 2 mins’ walk from our house!

The other primary schools here are also popular (Haberdashers Hatcham Temple Grove School is rated 'outstanding' - and is only at the top of the hill; HollyDale primary is rated 'good')

Which is your local park of choice?

Telegraph Hill lower park has a nice market each Saturday, and the lower park is quite pretty with all of the foliage, while the upper park has great views over London. Peckham Rye common is my personal favourite locally mind you, due to the gardens, playgrounds and size. Nunhead green is small but perfect for toddlers.

How quick is it to the local supermarkets/shops?

Gellatly supermarket (is only 1 min walk away). From the outside it doesn't look like anything special, but they oddly have some high end wines lurking in there!

Nisa Local (13 min walk) is always jam packed with stock in its narrow aisles, you will find absolutely everything, loads of options (they must have about 10 different types of Rye bread), lovely variety of fresh vegetable and fruits.

For a standard supermarket, there is a massive Sainsburys right next to New Cross Gate Station which doesnt close until 10pm Mon-Sat.

Where do you recommend for a nice cuppa?

Good Cup does really nice coffee (the queues on weekend mornings are quite long!) and they do delightful bagels / pancakes. We go to the Telegraph Hill Café at the top of the hill a lot - it's child friendly, quite calm in the mornings and they have delicious sausage rolls and cakes.

Do you have a favourite pub?

Skehans with its views of the city is super popular - it's pretty on the outside when the flowers are all in bloom (it's probably the se equivalent of the Churchill Arms in Kensington), convivial during sporting events and there's a Thai restaurant right underneath.

The Earl of Derby revamped last year and the food is v good (especially burgers), but I wouldn't say it's the most child friendly.

The Old Nun's Head is a beautiful building by Nunhead Green and has a cozy vibe. It's also quite good for people watching - as it's right on the green.

The Golden Anchor has good Caribbean food and is popular for their back room being rented for kids birthday parties (we've been invited to several there from school classmates parents).

Telegraph Hill Café isn't a pub... But its great fun on Friday evenings! The pizza right outside is very popular, the drinks are inexpensive, it's kid friendly and they have random events like the aforementioned monthly karaoke.

Which are your favourite local restaurants and why?

If we had to write a list of why this would become even more of an essay than it already is! For people who enjoy food, just trust us on these (we're not food influencers, but we basically spend all of our money on eating well & trying restaurants!)

The super local ones are: Kudu Grill, Little Kudu, Peckham Cellars, D4100, Peckham Bazaar, Mama Dough & Twosisters Tandoori (a beloved local Indian Takeaway that does collection or delivery only).

You're only a short bus ride away from Peckham or Deptford (or if you're less lazy than me you can walk 25-35 mins...

Peckham - Forza Win, Coal Rooms, Levan, Mr Bao, Miss Tapas, Artusi, The Begging Bowl, Persepolis.
Deptford - Marcella, the Watergate.

ps Deliveroo and Ubereats deliver from an extreme amount of options to here, including from Greenwich/Canary Wharf so you can get things delivered like Sticks n Sushi, Kricket, Dishoom. You certainly wont starve!

Any other lovely feature about your home you'd like to let us all know about?

The roses at the front blooming late spring/summer always make us smile, and require very little maintenance! We hope you love them as much as we have!
