From the Agent's Perspective
This remarkable property stands out as one of the most significant historic houses in Cottingham. Built in the early 18th century, the house carries a rich history, evident from the moment you step through the door. One of the first features you’ll notice is the magnificent cantilevered staircase, an original piece that has been lovingly preserved. It speaks volumes about the craftsmanship and architectural elegance of the period.

The house has been thoughtfully updated to combine its historical character with modern comforts. The blend of old and new is seamless, providing a cosy and practical living space. The substantial plot enhances the property's appeal, offering a generous south-facing walled garden that is perfect for relaxation and social gatherings.

Inside, the accommodation extends to approximately 3200 sq ft, ensuring ample space for family life. With five double bedrooms, everyone in the family can enjoy their own private space. The three reception rooms offer versatile living areas, whether you need a formal dining room, a cosy living room, or a space for the kids to play. A large basement provides additional space that can be used for storage or adapted to suit your needs. Outside, the private gardens are a standout feature. The covered outdoor entertaining area is ideal for hosting friends and family, regardless of the weather. The large garage/workshop is another valuable addition, offering plenty of room for vehicles, hobbies, or additional storage.

This home is not just a place to live; it's a piece of history that offers a unique and enriching living experience. It’s rare to find a property that combines such historical significance with the comforts of modern living so effortlessly. This house truly offers the best of both worlds, making it a unique find in Cottingham.

Historic Note
Snuff Mill House, Cottingham, East Riding of Yorkshire is one of the most impressive buildings in Cottingham, a water mill powered by a beck running along the east side of the present house (now culverted) powered over the years the production of corn, paper, snuff (after 1755) and finally cloth. The house dated from a rebuilding in 1722 for William Travis, a Hull tobacco merchant. The mill was demolished in the 1930’s.

Location
The village of Cottingham lies approximately five miles to the north west of the centre of Hull and is one of the most exclusive residential villages in the area. Good road connections are available as the Humber Bridge Northern Approach Road runs to the west of the village linking the Historic Town of Beverley with the Humber Bridge and the region's motorway network. There is a local train service available within the village connecting it with Hull, Beverley and the east coast beyond. There is a good choice of well-regarded schools, shops and restaurants with the added advantage of three private golf clubs within a 3 mile radius of each other.
