Property description

With period features, private parking and a fantastic 66-foot-long garden, this characterful two-bedroom Victorian conversion flat is close to both Underground and Overground services, and the green spaces of Hollow Pond and Henry Reynolds Gardens.

Decorated in a modern heritage style, with a palette of classic Farrow & Ball and Little Greene colours, this home has carefully considered details—including reclaimed oak flooring and solid wood internal doors with tactile beehive doorknobs.

The flat occupies the first floor of a semi-detached Victorian house, with a London stock brick frontage and white-painted stone sills to the double-glazed windows. Set back from the road, the front garden has a hard-standing surface to allow room for off-street residents’ parking.

Step inside

An arched recessed porch leads to a blue-painted, part-glazed, timber front door that opens to a communal entrance lobby. Here, you’ll find your glazed, private front door, painted in Green Verditer by Little Greene with brass furniture.

Inside, there’s an area to leave your coat before ascending the grey-carpeted stairs to the first floor, where beautiful slim-plank reclaimed oak flooring begins. This rich, honeyed timber flows throughout. Three layers of soundproofing have been laid underneath it and between the walls adjoining the downstairs flat. The floors and loft have also been insulated, ensuring the property feels both peaceful and private.

On the upper landing, you’ll pass a pair of large, full-height, integrated cupboards— providing an impressive amount of storage—before continuing to the living room, which looks out over the street.

Painted in Pearl by Little Greene, with detailed cornicing to the high ceiling, this calm space is lit by two wide double-glazed windows. The windows are dressed with discreet roller blinds and have radiators beneath. An elegant cast iron fireplace, with its green-tiled hearth, frames a large aperture woodburning stove—making the room wonderfully cosy on winter evenings. Bespoke shelves line both alcoves, and there’s a ceiling pendant with a brass rose.

Adjacent is the second bedroom, currently used as a home office, with a street-facing window, radiator and bespoke shelving. The walls are a soft white shade, paired below the dado rail with William Morris’ ‘Leicester’ wallpaper that nicely continues the natural décor scheme seen elsewhere in the home.

The primary bedroom sits at the heart of the property, with views out towards the garden through a rear-facing casement window. Aquamarine by Little Greene painted walls rise to the detailed cornicing and contrast with the warm tones of the wood floor. A radiator and a pendant light complete the room.

Returning to the hallway, you’ll find the bathroom off the lower landing. Newly fitted within the last five years, it’s stylishly decorated with Pink Ground by Farrow & Ball paintwork, flat white metro wall tiles, a smoked-glass ceiling pendant and stunning handmade Moroccan floor tiles in a navy, cherry and sunflower-toned pattern. A free-standing Enki claw-foot bathtub with telephone-attachment tap sits below a side-facing window. There’s also a luxurious Mira walk-in rainfall shower with additional handheld attachment, and sliding glass screen. A close-coupled Old London toilet and a white storage vanity with chrome Hudson Reed traditional-style mixer tap complete the suite.

In the kitchen dining area, walls are painted and Farrow & Balls James White. Pale sage modern cabinetry with brass hardware provides a visual link with the garden beyond, which is seen through a wide window and glazed rear door that also fill the space with light. Fitted in 2021, the grey granite worktop is topped by a slim white metro tiled splashback, and punctuated by a butler-style sink with pull-down chrome tap.

Integrated appliances include a Bosch four-ring gas hob with steel overhead extractor and a Bosch oven and dishwasher. There’s space for a free-standing fridge-freezer, while the eco-friendly Worcester Bosch Greenstar boiler is also housed here.

Outdoors

Take the steps from the kitchen down a side path to the garden. Enclosed by timber fencing and mature trees, this leafy oasis extends an incredible 66 feet, feels amazingly private and enjoys sun for most of the day.

A paved patio with a seating area leads to a grassy lawn. It’s bordered by stone-edged flowerbeds filled with plants including apple, cherry, fig and plum trees, as well as Acer, quince, Choisya (Mexican orange), elderflower, roses, magnolia, jasmine and rosemary. There is a handy, white-painted shed for storage, and to the rear, a wood store and chopping area, for logs for the living room stove.

A note from the owner

‘i’ve cherished every moment in this home. There’s a real sense of being surrounded by nature here, as well as being amongst a great community of neighbours who’ve become friends over the years. I love the woodburning stove and long lazy baths, but the garden in particular has been my happy place—green and peaceful and perfectly quiet except for the sounds of the birds and the trees. It has a special place in my heart, and i’ll always miss it.’
