Property description

Set in the heart of Edmund Park, this lovely 3 double bed end terrace townhouse is a perfect first time buy or investment opportunity. Decorated in neutral colours throughout, it is ready to move in to and offers a blank canvas for those wanting to stamp their own mark on it. Built just 7 years ago the house also comes with the added benefit of the remainder of a 10 year NHBC warranty.

What the owners love about their house...

The townhouse style really suited our needs in terms of having separate floors with good size bedrooms on and each one with its own bathroom. The garden has sun in it for most of the day for us to enjoy. There is good proximity to the town as it’s within walking distance and also plenty of lovely countryside and walks on your doorstep

Steps lead up to the front door and into a small hallway with room for shoe storage and coats and a door into the lounge. The lounge is well-proportioned and a great place to relax, with plenty of room for all your furniture. It also has a useful cupboard under the stairs for all those bits you want to keep out of the way.

From the lounge there is ano inner hallway leading to a contemporary downstairs toilet, stairs to the upper floors and the kitchen/diner. The kitchen has plentiful white units, a gas hob and electric oven, plumbing for a washing machine or washer/dryer and space for a fridge freezer. There is also room for a slimline dishwasher. Above the sink is a window looking out into the garden so you can keep an eye on the children while they play outside. At the other end is the dining area with ample room for a table for family mealtimes or entertaining friends and patio doors into the garden mean you don't need to worry about muddy footprints coming through the hallway - either human or animal!

Upstairs on the first floor are two generous double bedrooms. With both bedrooms being almost identical sizes you don't need to worry about the children fighting over who gets the biggest room or, equally, you have two great rooms for friends and family when they come to stay or a sizeable home office.

Between the bedrooms is a modern family bathroom with electric shower over the bath and glass shower screen and full height tiling around the bath for those messy bath times or for a lovely long soak at the end of the day.

Stairs take you up to the top floor and the principle bedroom suite which stretches from front to back with a mansard window to the front and velux to the rear.. This is a lovely sized double bedroom with spacious ensuite shower room, providing your very own private sanctuary away from the rest of the house.

Outside is a low maintenance south east facing garden which has a patio by the house and a raised decking area at the end of the garden to take full benefit of the sun in the evening. There is an outside socket as well as a tap so all your gardening needs are catered for. Gates lead out to the detached single garage and parking space. This is part of a block of two garages and is the one on the right in the photos.

This lovely home is ready to move into and has all the energy saving benefits of a new home such as double glazing and top spec insulation so you can save up to £3000 in energy costs compared to a similar sized older home and the EPC rating of B means it qualifies for a Green Mortgage too. Be sure to book your viewing soon.

The Local Area

Edmund Park is a popular development on the eastern side of Frome with an Asda superstore and petrol station within walking distance - although you may want to take your car if you need petrol! It has cycle paths, a children’s play area and easy access to the surrounding countryside for walking and cycling. It borders the River Frome and there are plans underway to create a picnic area on the river bank. There is a community space which is used for a variety of pop up events throughout the year and a bridge which will link the development to the train station on the other side of the river is planned.

At the entrance to Edmund Park is a wildlife sanctuary which is home to our resident beaver and otter population and in the Spring you can join the Toad Patrol, helping the baby toads and froglets safely across the road to the other side.

A lovely walk along the river Frome and through Rodden Meadow will take you right into the centre of the town in 15 to 20 minutes and the Rye Bakery, which sells the best cardamon buns in the Western Hemisphere is less than 10 minutes' walk. It is also right by the station so I should probably mention that too. Check out the interactive 'Key Facts for Buyers' (Virtual Tour 1) for everything you want to know about the local area.

Frome is a popular Somerset town which is regularly voted one of the best places to live in the South West. It is home to a very creative community of writers, artists and musicians with the music venue, The Cheese and Grain, having previous hosted a surprise gig by the Foo Fighters as well as Paul McCartney's pre-Glastonbury gig last year. It offers a variety of high street names and a large selection of independent shops and cafes, particularly on the iconic Catherine Hill. The town hosts a very popular independent market held on the first Sunday of every month between March and December and an Arts Festival in July. Frome was one of the first places in the country to have a Community Fridge where residents and shop owners can donate excess food to the community to prevent food waste and also set up the first Share Shop where you can borrow anything from a highchair to a garden strimmer for a small fee. There is a leisure centre with pool, several theatres, a train station with good links to London, Cardiff, Dorset and Devon and whatever your hobby or passion there is bound to be a club or society which will welcome you.

Photographs, measurements, floorplans are also for guidance only and are not necessarily to scale or indicative of size or items included in the sale. There is an estate charge which is currently £186 per annum which is payable by each household. We recommend you make your own enquiries via your legal representative over any matters that concern you prior to agreeing to purchase.
