Property description

Architecturally-treated three double bed bay-fronted Victorian terraced house with a smart garden of over 40 feet and a useful cellar. Parking is unrestricted on the street.

Find it on a quiet residential back street within Hatcham Conservation Area - close to popular Hatcham Primary (Edmund Waller and Kender primaries are also local). You are also within easy walking distance of Haberdashers' Aske's Secondary.

Walk just six minutes to New Cross Gate Station: Fare Zone 2, one stop to London Bridge, on the London Overground network, and next to a big Sainsbury’s store.

From the hall, swing a left for the large through-reception, which runs over 25 feet. Here, designer-papered walls, oak floors and a wood-burner feature and impress. The room’s sash window has pleasingly been retained, and gives you a good view through to the large kitchen/dining room - which rests at the back of the house - what a room! It is over 20 feet by 15 feet, with folding doors onto the paved area of the garden, plus skylight windows over the former side-return space.

The fitted kitchen is a slick and timeless Shaker-style affair, with ceramic Butler sink, stone counters, and island and breakfast bar detail. The ground floor tour is completed with a handy downstairs w.c.

Up the stairs and from the half-landing you have the property’s neat bathroom to your left. This has traditional-style fittings including an over-bath shower. Then the first of your bedrooms - this one is over 12 feet by over 8 feet, and enjoys a bright double-aspect.

From the main landing you have another double bedroom to your right (of over 11 feet by over 10 feet), and the master bedroom which spans the width of the house (of over 16 feet by over 11 feet). Both bedrooms have built-in closets to their respective alcoves.

The area? Hatcham ca is a calm residential pocket of south London, little-known to most. From 1614, the land was owned by the Worshipful Company of Haberdashers. When the manor house (named 'Hatcham Park’) was demolished circa 1840, terraced homes were permitted to be built. Rescued from intended demolition in the seventies, Hatcham Conservation Area was designated by Lewisham Council in 1990.

Stroll - past other handsome Victorian housing stock - just six minutes to New Cross Gate Station. There are also plenty of day and night bus routes within a short walk of the house to Elephant & Castle and beyond, or to Peckham, Deptford, Greenwich, Brockley and Lewisham.

New Cross is home to Goldsmiths University and its contemporary gallery: Goldsmiths cca. Local eateries and drinkeries of note include The Rosemary (Hungarian, organic, delicious), and The Rose Inn. Nip down to neighbouring SE15 for others, including Peckham Bazaar, Ganapati, Forza Wine, Artusi, Peckham Levels, Miss Tapas and Mr Bao.

Deptford has quite the gastronomic offering also. We rate Marcella and salt particularly highly. Deptford also has a cool theatre: The Albany, and a modern leisure centre with lane pool, next door to the library.

Local parks include Telegraph Hill (Upper and Lower, with Saturday Farmers’ Market, or hop on a bus down to Brockley Market) and Fordham Parks. Eckington Gardens is a cute local spot for young kids, with popular playground.

Grab your fresh loaves from Blackbird Bakery by qrp station, or at Ayres on nearby Nunhead Lane. While you’re in Nunhead, Soper’s wet fish shop is an established can’t-live-without staple. El Vermut and Mother Superior are good for bottles or deli items.
