Property description

Overview

Why buy this home?

You could be forgiven for not knowing where this property is as it is located on a small development hidden away on the edge of Leighton Buzzard. The first thing you will notice as you drive into the gated development is that there is ample space between the homes, so everything doesn’t feel on top of each other like many new build areas. It also provides a safer environment for children and pets by removing the risk of passing traffic.

Often modern homes are discounted as they can lack kerb appeal, however this one certainly does not. This cladded, bay-windowed property would make even someone who wouldn’t usually consider a modern home want to look inside.

Once you are inside, the living room has a warm, inviting feel and is the perfect place for the family to unwind after a long day. Due to its size, you can arrange your furniture in a way that suits you and change it around whenever you want to keep the room feeling fresh. The focal point is undoubtedly the log burner, perfect for spending a cosy winter’s evening watching the flames flicker. There is also wooden flooring, a bay window allowing in plenty of light, and an under stairs storage cupboard.

Leading on from the living room is the kitchen/diner which looks out on to the rear garden. French doors can be opened in the warmer months allowing the garden to become an extension of the home. The kitchen is well stocked with grey units that complement the black stone work surfaces, and alongside the tiled flooring, enhances the contemporary feel of the home. Eating as a family will be simple as you can comfortably fit a large dining table in here.

The integral garage is accessed from kitchen/diner and if you wanted, it could be converted to create another reception room – subject to the relevant permissions.

The ground floor accommodation is completed by a W/C.

By modern home standards, the garden is a superb size. A large patio spans the width of the house and is perfect for outside dining, having a drink with friends and family, or simply relaxing on your outdoor furniture watching the children playing on the lawn. There is a flower bed allowing you to add your own touches to the garden, while trees positioned along the rear of the garden provide privacy and a gate provides access to the front of the property.

The first floor includes three of the four bedrooms and the family bathroom. The second bedroom is a wonderful size and has its own en-suite shower room which is great for an older child, or it could be used as the main bedroom if parents wanted to sleep on the same floor as younger children. Bedrooms three and four are currently being used as an office and a nursery but could both take double beds.

Before ascending the stairs to the main bedroom, there is a space that could be used for working from home meaning you wouldn’t need to use one of the bedrooms.

Without a doubt our favourite feature of this home is the stunning master suite which occupies the entirety of the top floor. The vaulted ceilings create a light and airy feel, whilst the Velux-style window provides a welcoming freshness. There is ample space for a dressing area, and it has a walk-in wardrobe - this room is absolute bedroom goals. It is serviced by a large en-suite allowing the new owner to get ready for their day in peace and quiet away from the main house.

There is driveway parking for up to three vehicles and plenty of visitor parking nearby.

More about the location...

Leighton Buzzard is a market town in Bedfordshire, near the Chiltern Hills and lying between Aylesbury, Tring, Dunstable and Milton Keynes.

The area has become an increasingly popular place to relocate to for workers from London, helped in part by its reasonably priced housing – a big attraction for young professional couples wanting to get their foot on the property ladder. Leighton Buzzard provides great access to the countryside and other parts of the UK like London, Birmingham, Cambridge and Oxford.

Leighton Buzzard is close to the M1 motorway and A5 road, and is served by Southern and London Northwestern Railway services on the West Coast Main Line railway at Leighton Buzzard railway station in Linslade. Leighton Buzzard operates a three-tier education system with a selection of with Lower, Middle and Upper Schools.

The River Ouzel runs through the town as does the famous Grand Union Canal, which Leighton Buzzard is well known for. There is a lot of activity along the canal which residents can enjoy, from peaceful walks to fishing and waterside pubs.

A short drive from Leighton Buzzard is Ascott House which is set in a 3,200-acre estate and benefits extensive manicured gardens which you are free to enjoy. There is also Rushmere Country Park on the outskirts of the town which is an area of 400 acres of woodland, heathland and meadows for you to explore. This is a Greensands Trust site with a visitor centre and café.

In 1963 the Great Train Robbery took place at a site near Bridego Bridge, between the villages of Cheddington and Linslade. Every time a Great Train Robber was caught law dictated that they had to be brought back to the small court house at Linslade to be charged.
