Situation

The Land
An attractive block of level productive arable land extending to 46.89 acres (18.98 hectares) in total. The land is conveniently split into four parcels with direct road access from Oakley Lane. The land is classified as Grade 3 on the Agricultural Land Classification Maps, with slightly acid but base-rich loamy and clayey soils. The arable land has been cropped with a rotation of temporary grass and maize in recent years. The land is currently in a temporary grass ley. There is a small area of copse with the ruins of an old building set on the southwestern boundary of the first parcel.

The current temporary grass ley is a finalist of the Somerset Grassland Society 2024 short-term grass ley competition. The results are expected in October 2024.
