The Property
Ulsta Estate
The estate extends to approximately 4,190.19 acres (1,695.75 Ha) of land which lies to the east and west of the A968 public road to the north of the village of Ulsta on Yell. The land lies from sea level, to approximately 166m (544 feet) at the summit of Evra Houll which is close to the western boundary of the estate.

The estate includes a number of attractive hill lochs with the largest being Cro Water, situated roughly in the centre of the common grazings area. The other lochs are Loch of Ulsta, Gossa Water and Loch of Setter. These hill lochs provide a good amount of amenity and sporting interest.

The higher parts of the estate provide far reaching views to all directions and particularly to northern part of the Shetland Mainland. The majority of estate is subject to crofting common grazing rights which means there are various parties who have 3rd party grazing rights over the majority of the land (further details on these parties and the common grazings from the selling agent).

An area at the far northwest of the subjects known as West Brough and a small area within the village of Ulsta are free of crofting designations and can be farmed in-hand and may also have development potential subject to applying for and obtaining planning. The total non-crofted area is approximately 228 acres and is shown hatched on the sale plan within these particulars.

Renewable Energy
There is an option agreement in favour of Peel L&P in respect of widening the B9068 road to a proposed windfarm.

Peatland Restoration
Energy Isles Shetland Ltd has signed a lease with the owner of Ulsta in respect of peatland restoration over 122 Ha of common grazings in connection with a proposed windfarm at North Yell. Further details from selling agents.

The subjects have a substantial amount of peat and may have potential for a peatland restoration project and generating certified carbon credits. This would require to be undertaken on joint basis with agreement of crofters who have common grazing rights. No studies or reports have been undertaken with regards to this.

Clawback Provision
Future income from the Peel option or the Energy Isles Peatland project will be subject to a clawback of 25% in favour of the seller for a period of 10 years from date of sale. Further details from the selling agents.

Sporting and Amenity
Sands Estate provides some good trout fishing in the hill lochs and some rough shooting can be enjoyed. The estate comprises an extensive sea frontage with small beaches and bays to enjoy.

Crofting
The majority of the estate is designated as crofted common grazings, in addition there are also tenanted crofts which are owned by the estate. A schedule of the tenanted crofts and rent roll is available from the selling agents.

Location
The Island of Yell lies at the northeast of the Shetland archipelago, has a population of around 950 people and has a surface area of approximately 873 square miles. Yell is the second largest Island in Shetland and is stunningly beautiful with a huge variety of coastal scenery, sandy beaches, moorland and a history dating back to neolithic times with evidence of 12 broch sites.

The Shetland Islands are known for their Viking heritage who settled during the Norse period and many place names and features in the Island are Norse words. The Shetland isles are renowned for the abundance of wildlife being a particular magnet for bird watchers, whilst the coastal waters provide opportunities to observe dolphins, Orcas etc. Locally mid-Yell has a local shop, medical centre, leisure centre and junior high school whilst the ferry terminal at Ulsta provides rapid transit to the Shetland Mainland and beyond by ferry.

The main settlement on Shetland is Lerwick which has a population of around 7,500 and was founded in the 1600s. Lerwick is a busy fishing port and is the main port for the Northlink Ferry which plies between Shetland and the City of Aberdeen in northeast Scotland daily. The town has a wide range of commercial, educational, cultural, and service amenities. The main airport in Shetland is located at Sumburgh at the southern tip of the islands and has good range of flights to Kirkwall, Aberdeen, Edinburgh, Glasgow and Inverness. The airport is also a busy helicopter terminal serving the offshore oil rigs to the northeast and west of Shetland.
