Property description

Extensively reimagined by Emil Eve Architects, this four-bedroom house has been redesigned with the guiding principles of light, materiality and sustainability. Inspiration has been borrowed from the architecture of Japan and Scandinavia to create accomplished spaces between its Victorian bones. The house sits at the end of a peaceful terrace in Peckham, with a private rear garden draped in flowering jasmine. Inside, bespoke Douglas fir joinery, sheets of glazing and lime plaster foster a tactile, pared-back effect.

The Tour

The front door opens to a hallway with handy understairs storage and access to a WC clad with circular blue tiles. At the front of the plan is a generous double reception room, where walls have been painted in the smart Little Greene shade 'Olive Colour'. Light floods through a three-bay sash window, illuminating the engineered oak flooring and bespoke joinery. Bookshelves have been built flush with the wall, and glass doors provide access to a Chinese-inspired courtyard that leads through to the dining area.

The rear of the plan is home to the exceptional kitchen and dining area, housed in the extension beneath sheets of glazing punctuated by strips of Douglas fir. The extension is splayed to maximise solar orientation, with tall glazed doors and deep-framed timber windows that direct natural light and create sight lines across the house. Blue kitchen cabinets add a pop of colour, while a poured concrete floor creates a smooth passage underfoot. A deep window seat curves along the full length of a wall, cleverly forming an extended dining bench with built-in storage below.

The original stairs have been painted white to amplify the home's bright feel. On the first floor are three bedrooms and a family bathroom, the latter finished with turquoise glazed tiles from Mandarin Stone and microcement walls.

The largest bedroom on this floor lies at the front of the plan, its breathable lime plaster walls creating a soft texture in the changing daylight. Storage takes the form of a full wall of built-in wardrobes. The middle and rear bedrooms both have views over the roof of the extension. The rear bedroom is currently used as an office and has a built-in desk made from a single, handsome plank of beechwood.

A pocket door opens to a staircase that leads to the loft extension and the main bedroom suite. This space is beautifully bright care of two large skylights and a roof light; there are also French doors that open onto planters. There is a row of built-in wardrobes with automatic lighting, as well as eaves storage. The en suite bathroom employs a contemporary palette of microcement walls and has a large shower underneath the skylight. Twin sinks complete the scheme.

There is air conditioning in the kitchen, loft bedroom and study.

Outdoor Space

Glazed doors open from the kitchen to the west-facing garden, where earthy terracotta floor tiles complement the natural materials used inside. Jasmine clambers over the walls, creating a peaceful, secluded atmosphere. There are three large storage cabinets at the rear.

There is also a smaller courtyard inspired by traditional Chinese courtyards, which sits in between the reception room and the rear extension.

The Area

Peckham was recently voted ‘Best Place to Live in London’ by the Sunday Times and is home to popular spots such as Bellenden Road, with its much-loved independent cafés, restaurants, and bars; these include Levan, Artusi and The Begging Bowl. The market is home to workspaces, Tonkotsu and rooftop views from Forza Wine.

The nearby Bussey Building and Peckham Levels, off Rye Lane, host an active and varied programme of yoga/dance classes and workshops, street food and pop-up bars, including the rooftop Frank’s Café, while the Peckhamplex multi-screen independent cinema is a hidden gem. Peckham Levels hosts street food, bars and cafes, along with live music.

Nearby Nunhead has a great village-like feel, with a greengrocer, a fishmonger, a deli, a café, and a new community centre by aoc architects. Local favourites include Good Cup for coffee, The Beer Shop, Mother Superior for wines/artisanal nibbles, and Alkemi for beautiful handmade gifts. There is also a great selection of pubs like the Old Nun’s Head, Skehans, and The Man of Kent which is just around the corner.

The green spaces of Peckham Rye, Telegraph Hill and Goose Green are very convenient for children and dog walkers, while Nunhead Cemetery is a beautiful woodland oasis with wonderful views across the city skyline.

Peckham Rye is an eight-minute walk away, from which Overground services run to Highbury and Islington, Shoreditch High Street and Dalston to the north and Clapham Junction south.
