Property description

A lovely Welsh Cottage set in the heart of Mid-Wales, centrally in Newbridge on Wye, Cambrian Cottage is a two bedroom character property has been modernised and improved during the current owner's tenure, whilst retaining all the character you would expect to find.

The property is approached from the A470 over a pedestrian footpath, and the front door opens up into a 5.68 x 3.92m reception room that spans the original length of the property. There is ample space for dining and relaxing, and at the rear of the reception room a carpeted staircase rises to the first floor landing. Next to the staircase, an opening leads through to the 3.00 x 2.19m modern fitted kitchen. Installed in 2022, this is a great space for food preparation and cooking, and has the benefit of an external door to the garden.

On the first floor, the first floor landing gives access into a master bedroom, a large double room measuring 4.65 x 2.87m and enjoying far reaching views to the front over the church, and to the countryside beyond. The family bathroom is accessible from the landing, enjoying a suite of panelled bath, low flush WC and wash hand basin. To the rear of the property is a further large single bedroom, measuring 2.99 x 2.21m, and enjoying views over the rear garden.

Externally, the property is accessed from the pavement at the front. To the left of the front door a separate door opens on to a passageway to the side of the property which leads around to the rear of the property. This continues around to a range of outbuildings ideal for storage or a workshop, including a former outside WC. The main garden has gated access from the passageway, and has been landscaped to provide a delightful seating area immediately outside the back door of the cottage, perfect for summer BBQs and an evening glass of wine, with steps leading up from here to a level lawned area, securely fenced to be dog/child proof.

Newbridge-on-Wye is located roughly in the middle of Wales, and lies 7.1 miles south of Rhayader. The main road running through the village is the A470, running from Rhayader to the north and Builth Wells to the south. The B4358 also passes through the village; it runs from Beulah in the west through to Llandrindod Wells in the east. This road system is useful for commuters traveling from west and north-west Wales to areas in the south. Newbridge-on-Wye was historically a stop off point for drovers, who moved livestock from place to place. Newbridge-on-Wye proved to be an ideal location for drovers to stop and rest because it afforded a safe crossing-point on the river Wye. This led to a settlement forming, including a large number of pubs. This fact is celebrated by the statue of a drover on the village green. Newbridge-on-Wye also sited a railway station on the Mid-Wales Railway, until its closure on December 31,1962. The site of the station is now occupied by a housing estate, although the old railway bridge still remains.
