The cathedral city of Worcester has a population of over 100,000 and stands astride the River Severn. In the very city centre just off the main pedestrianised area is the subject property, The Courtyard (formerly a Berni Inn named The Packhorse) which currently operates as a venue bar but has historically been a traditional pub and restaurant. It offers approaching 13,000 sq feet across three floors with currently only the ground floor in commercial use. This area provides three interconnecting trade areas and extensive service facilities. At first floor is a former restaurant complex of three interconnecting rooms as well as an unfurnished catering kitchen. At second floor is a three/four bedroom owners suite. The property is briefly described as follows:

Ground floor:
Central atrium courtyard with glazed ceiling and brick paved floor. There is a cast iron spiral staircase which provides access to the dj booth as well as the upper floors. At either side of this atrium area are the two principal bars. The main bar has a 10 metre long counter. The room has booth seating and other loose chairs and is 15m by 6m. To the front of this area is a games room which has boarded floor throughout and panelled walls, the room being 7m by 7m with a central pool table and assorted loose and fixed seating for 20 customers.

On the opposite side of the atrium is the second bar which has its own fully equipped contemporary servery with galvanised frontage, a boarded floor and part panelled walls. There are poseur style chairs and tables and some poseur style fixed seating for up to 30 customers. This bar is 6m by 17m.

Off the principal bar is a further room known as the jager room which has boarded floor throughout, seating for 30 customers and features a widescreen TV allowing it to be used for sporting events and also general meetings. The room is 10m by 7m.

At ground floor are two sets of customer toilets as well as a number of service rooms including a large catering kitchen which is fully equipped, has a wash up area and a pantry. There is a further set of service rooms currently utilised for storage. This includes a two room office suite.

Basement: There is a large run of seven rooms providing cellar and storage facilities

first floor: The former staircase to first floor has been removed and will need to be reinstated if this was to be utilised for any trade purpose. Currently consists of three large trading rooms, one with its own fully equipped bar servery and the other having a vaulted ceiling. When fully furnished these areas could comfortably seat over 100 customers. There are kitchen facilities within this area being three interconnecting rooms but which are currently unfurnished. They do have tiled floor and walls. There is also a set of customer toilets at first floor which are not in use.


Owners accomodation


Located at second floor is the owners/managers' accommodation and consists of kitchen, two interconnecting reception rooms, a shower room and three double size bedrooms.

There is a small enclosed rear courtyard, partially covered and utilised as a smoking solution.
