The Coach House is situated in the popular linear village of Keal Cotes, located on the busy A16 road between Boston and Spilsby, approximately 4.5 miles south of Spilsby, 12.4 miles north of Boston and 16.1 miles west of Skegness and the Lincolnshire coast.

Keal Cotes lies in the foot of the magnificent Lincolnshire Wolds which were designated an Area of Outstanding Natural Beauty (aonb) in 1973 and are managed as such by the Lincolnshire Wolds Countryside Service. The Wolds aonb covers 560 square kilometres and includes a variety of landmarks. The village comprises different types of accommodation which include caravan and camping sites; these, as well as a fishing lake, are the most notable amenities within the parish. The nearby town of Spilsby offers a wider selection of shopping outlets and food stores.

The Coach House occupies a two storey, detached brick building under a pitched tile roof and is purported to date back to the 1830s. The property benefits from being the main amenity and the only public house or restaurant within the village.
